What’s different in Fredericksburg

Lake Mooney water, new Ferry Farm mains, and no published hardness number.

Fredericksburg addresses in 22405 and 22406 drink Stafford County Utilities water, and the County’s comprehensive plan says the southern part of the county is supplied from Lake Mooney, a reservoir kept full with water drawn out of the Rappahannock. Treatment clears what you can see; dissolved minerals mostly ride through. The County’s 2025 water quality report prints no hardness figure at all. Your own tank is the better test. Ask the tech to catch the first of the drain water in a bucket and look at what settles.

Then there’s the pipe in the street. Stafford County Utilities is trading the two-inch water lines a developer put down in Ferry Farm around the 1950s for six-inch main, section by section, and warns of short outages and discolored water as each phase changes over. Chatham Heights has its own project for lines from around the 1960s. Rust and scale knocked loose in the mains travel with the water, and some of it settles in the first big tank it reaches: your water heater.

The County scrubs its own pipes on a schedule too. Every few years it switches from chloramine to chlorine alone for about 30 days, and its flushing page says sediment can build up in the network of mains and storage reservoirs. When the water turns during hydrant flushing, the County says to run the cold tap for five minutes and hold off on laundry until it clears. The hot side never gets that rinse, because whatever came in those weeks is already lying in the tank.

Out toward Hartwood, past the County’s lines, the plan notes that Hartwood Elementary and the Hartwood fire station draw well water, and a house out there beyond the County’s mains is on a private well too. A private well’s hardness is whatever your last water test said. Same flush, same $99: we take care of the heater and the plumbing check, and the well pump stays with a well contractor.

What it costs

What a water heater flush costs in Fredericksburg.

Same prices as our water heater flush page, anywhere in Northern Virginia, and you pay after the visit.

  • Tank water heater flush, with the plumbing check$99, normally $199
  • Tankless descale, with the plumbing check$300, regularly $350
  • Comfort+ membership, a water heater flush with a sewer camera inspection every year included$199 a year

Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.

One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.

More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.

When it’s due

Why people in Fredericksburg book a flush.

Only the hot tap runs tinted

If the cold water runs clear but the hot comes out brown or rusty after the County flushes hydrants or your street switches mains, the sediment is sitting in the water heater, not the pipes. A flush rinses it out.

It pops or rumbles

That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.

Nobody knows when it was last done

Which is most houses. The drain valve at the bottom of the tank has usually never been opened.

Choosing who does it

How to pick who flushes your water heater in Fredericksburg.

Questions worth asking anybody you call, us included.

  1. Will they show you what came out of the tank?

With no hardness figure from the County, the drained water is your evidence. Ask to see it.

  2. Do they check the anode rod and test the relief valve?

The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.

  3. On a tankless, do they pump descaler through it?

A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

What our customers say.

★★★★★
SwiftPro delivered and installed a 75 gallon AO Smith water heater. Zabi was very professional in his communication, plumbing, testing, and cleanup. Good crew to move new heater to basement utility room and take out the old heater.

Questions

Water heater flush questions from Fredericksburg.

Stafford County doesn’t publish hardness. How often should I flush?

Once a year is the usual answer, and the first flush tells you whether yours needs more or less. A tankless heater collects scale inside instead; descale it when it shows a scale code or at the interval its manual gives, $300 right now.

My Ferry Farm street just switched to the new water main. Should I flush now?

It’s a good time: the County warns of discolored water while each phase changes over, and what came through settled in the tank. If your meter moved from the backyard to the front, the plumbing check also takes a fresh pressure reading on the new service.

How much does a water heater flush cost in Fredericksburg?

$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
