What’s different in Fredericksburg

Two kinds of high water on the Stafford side: the Rappahannock and Claiborne Run.

Falmouth’s high water comes off the river. The Weather Service’s Rappahannock gauge at Fredericksburg floods at 15.5 feet; by 16.5 feet water reaches River Road on the Stafford bank, and at 19.5 a River Road home takes water. The river crested at 25.2 feet in June 2018 and set its record, 42.6 feet, in October 1942, and in June 2021 it closed River Road beside Pratt Memorial Park. Falmouth’s village sits about 59 feet above sea level, and the ground climbs to about 222 out west.

Away from the river, Claiborne Run keeps turning up in the federal Storm Events Database. It flooded Harrell Road on 14 separate days from 2010 to 2021, six of them in 2018, and Irene’s rain closed Harrell between Forbes Street and Deacon Road in August 2011. A September 2010 flash flood came with 6.44 inches of rain nearby. Rain like that soaks the ground, and a footing drain can keep feeding the pit for days after.

In Falmouth’s Census place the typical owner home dates from 1983 and half went up before 1980, so a pit there may be on its fourth or fifth pump, with a discharge that may still run somewhere a later rule wouldn’t allow. In 22406 the typical owner home is from 2004; twenty years on, the builder’s pump has very likely been changed at least once.

Wind is the other half of a storm here: a 70 mph gust at Route 17 and Poplar Road in the June 2012 derecho, large trees uprooted northwest of Glendie by an August 2024 tornado. Lines come down and the pump stops with the power; a new pump with a battery backup is $3,200 installed. NOAA’s station on the river logs a freezing low on roughly 101 nights a year, and late January 2026 brought wind chills to 10 below, cold enough to freeze a discharge pipe that holds water in a sag.

  1. Does the pump kick on?

    Watch the pit during the rain or right after. The pump should start as the water rises, empty the pit and shut off. A full pit, or a pump that hums and moves nothing, isn’t keeping up.

  2. Is there water where it shouldn’t be?

    Walk the basement: the corners, the walls, the floor by the pit, under the water heater and the furnace. Photograph any wet spot before you mop, so we can see where it came in.

  3. Is the discharge line clear?

    Outside, find where the pump’s pipe ends. It should be open, not crushed, buried or full of leaves, and aimed away from the house so the water doesn’t run back to the foundation.

  4. Does the check valve hold?

    Listen when the pump shuts off. Water rushing back into the pit means the check valve isn’t closing, and the pump has to move that water again.

  5. Did the power go out?

    The pump stops when the power does, often at the height of the storm. If the basement took water during an outage, that’s the job a battery backup does.

  6. Water near an outlet? Stay out.

    If water is standing near the pit, an outlet or anything plugged in, don’t wade in to check. Call us, and only switch the power off at the panel from somewhere dry.
