What’s different in Manassas

What Manassas ground sends to the pit, and why it stays out of the sewer.

The Census doesn’t count basements, so nobody can honestly say how many Manassas homes have a sump pit, and plenty don’t: half of Bull Run’s homes are in condo and apartment buildings, where an upstairs unit has no pit. Where there is a basement, the pit at its low point takes whatever the footing drain collects, so how hard the pump works depends mostly on the ground under the house.

Prince William County’s soil map covers the City too, and across one Manassas address it runs from easy ground to hard. About seven tenths of Bull Run is the county’s Category III, problem soils, a class that includes floodplain and a year-round high water table, and two thirds is hydrologic group D, which the USDA says takes water very slowly once wet. More than a third of Buckhall and over half of Independent Hill is Category I, the county’s good soils, mostly in group B, which drains moderately.

Inside the City the map puts about three quarters in Category II, potential problem soils, a list that starts with high groundwater, and the rest in Category III. Loch Lomond barely registers: close to nine tenths of it is mapped as urban land, ground already built on when the survey was made, which the county says the survey didn’t study. In a 1968 Loch Lomond basement the pit is the better record. How fast it refills after a soaking rain, and for how many days, tells you about your ground.

On the county side, Prince William Water lists sump pumps among the wrong connections that cause sewer overflows, and leaves repairing or replacing one to the owner. A Sudley or Yorkshire pump that empties into a laundry tub or a floor drain gets piped outside instead: discharge line work, priced in writing before we start.

  1. Does the pump kick on?

    Watch the pit during the rain or right after. The pump should start as the water rises, empty the pit and shut off. A full pit, or a pump that hums and moves nothing, isn’t keeping up.

  2. Is there water where it shouldn’t be?

    Walk the basement: the corners, the walls, the floor by the pit, under the water heater and the furnace. Photograph any wet spot before you mop, so we can see where it came in.

  3. Is the discharge line clear?

    Outside, find where the pump’s pipe ends. It should be open, not crushed, buried or full of leaves, and aimed away from the house so the water doesn’t run back to the foundation.

  4. Does the check valve hold?

    Listen when the pump shuts off. Water rushing back into the pit means the check valve isn’t closing, and the pump has to move that water again.

  5. Did the power go out?

    The pump stops when the power does, often at the height of the storm. If the basement took water during an outage, that’s the job a battery backup does.

  6. Water near an outlet? Stay out.

    If water is standing near the pit, an outlet or anything plugged in, don’t wade in to check. Call us, and only switch the power off at the panel from somewhere dry.

Can a sump pump in the City of Manassas drain into the sewer?

No. The City Code bars any sump pump from discharging into a city sewer, and footer drains, downspouts and area drains too. If yours runs to a floor drain or the laundry tub now, piping it outside is extra work, priced in writing first.

I rent in Bull Run or Yorkshire. Is the sump pump mine to replace?

Usually not. Virginia’s landlord law has the landlord keep the plumbing and the appliances he supplies in good, safe working order, and two in three Bull Run homes and about half of Yorkshire’s are rented. Tell the owner or the management company it’s failing before the next storm, not during it.

It has. Smaller crests from 2018 into 2021 left water standing in Yorkshire backyards again and again. No sump pump holds back a river crossing the yard, but once the water drops, soaked ground keeps feeding the pit, and that’s when a tired pump falls behind.
