What’s different in Manassas

Manassas built out in the 1980s and 90s, and those houses’ second systems are due.

The City of Manassas got its room to grow late. In the early 1970s the Town took in 5.7 square miles from the county, much of it undeveloped, became a city in 1975 and annexed the Godwin Drive area in 1984. The Census shows what followed: close to half the City’s homes went up between 1980 and 1999, and the typical owner’s house dates from 1985.

A house from those years has usually been through one furnace and air conditioner already, the originals pulled around the turn of the century, often together. The second pair is now about as old as the first one got. More of our Manassas visits are replacement estimates than in most towns we serve.

    Ask before the price is final. On a historic lot downtown, the City’s design guidelines want outdoor HVAC equipment out of the way or screened by plantings or a fence.   2. Do they size it to the house, or copy the old label?

    The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.

The City’s own office, and the furnace is what brings it in: its mechanical permit list names gas furnace replacement. An outdoor unit swapped by itself in a house, with no gas involved, is on the City’s no-permit list. Outside the city limits it’s Prince William County, which wants a permit for every gas furnace replacement.
