What’s different in Aldie

Aldie’s systems are young, except the originals in Stone Ridge’s older half.

Across 20105 the median owner home went up in 2013, which makes a typical Aldie furnace and air conditioner twelve or thirteen years old. Pairs that age usually earn a repair, not a replacement. Stone Ridge runs older: its median owner home is from 2009, and half its owner homes are older still, so the pairs that came with those houses are the ones reaching their late teens.

From 2010, new R-22 could only be made for equipment built before then, so an original system in a Stone Ridge house finished in 2009 or earlier may still run on it. A new outdoor unit needs a coil to match, and that coil sits on a furnace just as old as the condenser, so on a pair like that, doing both is one install instead of two a few winters apart.

Not every Aldie house has a furnace to replace. About 15 percent of owner homes heat with electricity, which in a house this new usually means a heat pump and an air handler, and there the like-for-like job is a heat pump system, $8,499 to $21,650 installed. Stone Ridge sits nearer 11 percent, so more of the electric houses are outside it. About one owner home in twenty burns propane instead, priced the same way as gas, with the furnace set up for propane.

The townhouses, more than half of Stone Ridge, tuck the furnace into a closet or attic space and set the condenser on a pad a few feet from the neighbor’s. Getting the old pair out and the new one in through the same hatch is part of the quote. In the condo buildings, the association documents say who owns which half.

What it costs

What a new furnace and AC costs in Aldie.

$8,898 to $23,000 installed for a furnace and air conditioner replaced together, 2 to 5 ton, from the same price book as our estimator. Where you land depends on the size of the house, the efficiency you pick, and what the ductwork and venting need.

  • Furnace and AC together, installed$8,898 to $23,000
  • Furnace alone, keeping your AC$4,285 to $14,040
  • Heat pump system instead$8,499 to $21,650

When it’s time

When replacing both makes sense in Aldie.

A refrigerant leak and a furnace repair in one year

On an original Stone Ridge pair, that’s the signal. Refrigerant added to a leaking system lasts until it leaks out again, and the furnace under the coil is just as old. Put both repair prices beside the replacement range before paying for either.

Both halves went in with the house

Plenty of houses built since 2000 still run the builder’s furnace and AC. They wear out on about the same schedule, so when one goes, price the pair.

The AC died and the furnace is the same age

A new outdoor unit needs a matching coil, and on a gas system the coil sits on the furnace. If the furnace is as old, do both and open that closet once.

Permits and sign-offs

Who signs off on a new system in Aldie.

Loudoun County

Loudoun County requires a permit to swap a gas water heater or furnace. Since October 2025, a replacement that keeps the same BTUs in the same spot needs no plans. Source.

Choosing who installs it

How to pick who replaces your furnace and AC in Aldie.

Ask every company that quotes the job, us included.

  1. Did they ask which association you answer to?

Stone Ridge, Kirkpatrick Farms’ own review committee, a condo board, or the county’s historic district in the old village along Route 50: each may have a say over the outdoor half. Whoever quotes the job should ask before picking a spot for the condenser.

  2. Do they size it to the house, or copy the old label?

The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.

  3. Is the whole job in the written price?

Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.

  4. Already holding another company’s quote?

Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Questions

Furnace and AC replacement questions from Aldie.

My Aldie house is from 2015. Should I replace the furnace and AC now?

Probably not yet. A system that age most likely runs on R-410A, which can still be serviced, and what fails at that age is usually a part, not the whole system. The diagnostic visit is $99, with the repair priced in writing before any work.

Can the new air conditioner go somewhere other than the old pad?

It can, with a step first in Stone Ridge: an approved unit replaced where it sits needs no application there, but a moved or added one does, and it goes on a ground-level pad placed to keep its sound and its looks from the neighbors. In the old village, the county’s historic district reviews most outside changes first.

How much does a new furnace and AC cost in Aldie?

$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.

Do I have to replace both at the same time?

No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
