A Cook Inlet furnace and its outdoor unit, the same age and due together.
Fairfax County’s dwelling records list central air in all 256 Cook Inlet houses, its parcel records show gas connected to every one, and 251 of them went up between 2002 and 2004. So the typical off-post house with Fort Belvoir mail has a gas furnace in the basement and a condenser out back that started the same week. Unless one has been swapped already, they’re wearing out on the same calendar, and when the first one fails, the other is rarely far behind. (On post, heat and air belong to The Villages at Belvoir: put in a service request there.)
The outdoor half has had the harder life. Reagan National Airport, about 13 miles up the Potomac, averages 40 days a year at 90 degrees or hotter, and those are the afternoons an original condenser runs straight through. One built before 2010 most likely holds R-22, so on a builder unit a refrigerant leak is usually where the repairs stop. If the air conditioner was already replaced and only the furnace is original, the furnace alone runs $4,285 to $14,040.
Size is the part to get right. The county puts the typical detached house at about 3,080 square feet above ground, four bedrooms in most, plus a finished rec room downstairs. The townhouses run about 1,940 square feet, and 31 of them are two and a half stories, with a room up under the roof. Those systems were sized for a plan in 2003. We measure the house as it’s lived in now, and in the bigger houses that often turns up two systems, each priced as its own pair.
Storms add wear of their own. Hurricane Sandy brought gusts of 58 to 63 mph measured at Fort Belvoir in 2012, and a 66 mph gust crossed Davison Army Airfield in May 2019. After a blow like that, walk out to the condenser: a limb on the fins, a pad knocked out of level, or water that stood around the base all need a look before you run it hard. Cook Inlet sits on clay the county rates slow to drain. Call us after a storm and we’ll check it; if it won’t start, the diagnostic visit is $99.

$8,898 to $23,000 installed for a furnace and air conditioner replaced together, 2 to 5 ton, from the same price book as our estimator. Where you land depends on the size of the house, the efficiency you pick, and what the ductwork and venting need.

Two years of labor come with every install. Monthly plans are on our financing page.
When replacing both makes sense in Fort Belvoir.
The rec room is cold and the top floor is hot
One builder system serving a basement rec room, two main floors and a room under the roof can’t please all four. If the replacement is coming anyway, that’s the moment to fix the airflow to each level, not just swap the boxes.
The outdoor unit runs on R-22
The label on its side names the refrigerant. R-22 hasn’t been made or imported in the US since 2020, so a leak gets expensive. Replace it on your schedule, not in July.
A big repair on an old system
A compressor or heat exchanger on a system past 15 years deserves a replacement price beside it, and you’ll get both numbers.

Fairfax County
Fairfax County lists replacing a heating or cooling system as mechanical permit work. Source.
Fairfax County requires a permit to replace any gas appliance, even like for like: a gas water heater, furnace or boiler. Replacing a fuel-burning appliance also needs a chimney vent certification. Source.
Fairfax County asks for an A2L refrigeration system certification with the permit for any heat pump or air conditioner that runs on the newer A2L refrigerants. Source.
How to pick who replaces your furnace and AC in Fort Belvoir.
Ask every company that quotes the job, us included.
Did they count the finished basement in the size?
Every detached Cook Inlet house has a finished rec room in the basement, by the county’s records. Ask to see the load calculation room by room. A quote that copies the 2003 label sizes the house the builder drew, not the one you live in.
Do they size it to the house, or copy the old label?
The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.
Is the whole job in the written price?
Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.

Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Furnace and AC replacement questions from Fort Belvoir.
Does a new AC in Cook Inlet need anything for the new refrigerants?
Yes. New air conditioners and heat pumps run on the A2L refrigerants now, and Fairfax County asks for an A2L refrigeration system certification with the permit. Cook Inlet and Accotink are county land, so it’s the county’s rules that apply, not the post’s.
My Cook Inlet AC died in July. Can I wait on the furnace?
You can. A new outdoor unit needs a coil built for its refrigerant, and that coil sits on top of the furnace, so the furnace closet gets opened either way. If the furnace is the 2003 original, pricing both now usually beats opening it twice. The HVAC replacement estimator gives you the range for each.
How much does a new furnace and AC cost in Fort Belvoir?
$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.
Do I have to replace both at the same time?
No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.
