What’s different in Calverton

Propane, heat pumps and a floodplain decide what goes in a Calverton house.

Calverton’s own ZIP, 20138, is post office boxes only, so the Census figures come from 20119, the Catlett ZIP that holds 105 of the Calverton place’s 120 housing units. It counts 1,040 owner homes, listed as detached houses, with a median build year of 1990. A house from 1990 has been through thirty-six summers, more than two air conditioner lifetimes. The quarter built since 2000 are the newest, and the earliest of those are twenty-six now, old enough that the builder’s furnace and outdoor unit are at the end of a normal run.

The fuel picks the system. Electric heat, the main fuel in about half of the 1,040 owner homes in 20119, points to a heat pump system, which runs $8,499 to $21,650. Nearly three in ten burn propane, which makes a furnace with a matching air conditioner the usual pairing; a furnace alone, keeping the AC, is $4,285 to $14,040. The Census finds none on utility gas. About one in eight lists wood or another fuel, and a house that leans on a stove still needs a furnace or heat pump for the hours the stove goes unfed.

Size the heat first. The Warrenton 3 SE weather station, six miles west-northwest of the village, averages about 4,700 heating degree days a year against about 1,000 for cooling, and logs 98 nights at or below freezing. Fauquier County’s building criteria use 17 degrees as the winter design temperature, and that station has gone well under it: 3 degrees in January 2014, 2 degrees in February 2015. Wind chills across the Piedmont ran zero to ten below in late January 2026. A heat pump quote should name what carries the house on those nights, the electric strips or a propane furnace behind it.

Then there’s the ground. The County’s village plan says an extensive floodplain runs through the middle of Calverton, and NOAA’s storm records show Bastable Mill Road closed or blocked by water four times from 2014 to 2024, at Turkey Run and near Brookfield Drive. With that history, where the new outdoor unit lands is part of the job: a raised pad, clear of a low corner and of where the roof water drops. In August 2024 a thunderstorm with winds near 64 mph blew down numerous trees near Calverton, so clearance from the limbs matters too.

By the numbers

Calverton houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey, owner-occupied homes unless it says otherwise.

Calverton

Calverton’s own ZIP, 20138, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20119 as a whole, the Catlett ZIP area that holds nearly nine in ten of the Calverton Census place’s homes.

  • Median home built1990 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, nearly all Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 2 in 10 Census
  • A few homes still burn heating oil. We don’t work on oil burners, but a switch to a heat pump or a gas or propane furnace is ours to price.
  • Electric heat here usually means a heat pump with backup strips, which is priced as a heat pump system, not a furnace and AC.
What it costs

What a new furnace and AC costs in Calverton.

$8,898 to $23,000 installed for a furnace and air conditioner replaced together, 2 to 5 ton, from the same price book as our estimator. Where you land depends on the size of the house, the efficiency you pick, and what the ductwork and venting need.

  • Furnace and AC together, installed$8,898 to $23,000
  • Furnace alone, keeping your AC$4,285 to $14,040
  • Heat pump system instead$8,499 to $21,650

The HVAC replacement estimator gives your house its own number. Then we measure, and the price is in writing before anything is ordered.

Two years of labor come with every install. Monthly plans are on our financing page.

When it’s time

When replacing both makes sense in Calverton.

Matching data plate years on both, and one has gone quiet

Read the data plates on the furnace and on the outdoor unit. If both date from the early 2000s, they are past twenty years now, and fixing one leaves its twin waiting. Replacing only the outdoor half opens the same closet and the same line set twice, a winter apart. A tech can tell you in one visit whether the failed part is a repair or the end of the line.

Your heat may not be a furnace

Where a lot of homes heat with electricity, the indoor half is often an air handler, and the like-for-like swap is a heat pump system, $8,499 to $21,650 installed.

The outdoor unit runs on R-22

The label on its side names the refrigerant. R-22 hasn’t been made or imported in the US since 2020, so a leak gets expensive. Replace it on your schedule, not in July.

Permits and sign-offs

Who signs off on a new system in Calverton.

Fauquier County

Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.

Fauquier County wants a permit for any fuel-fired appliance, so a gas or propane furnace replacement is permit work even in the same spot. Trade permits need no plans, and usually no zoning approval. Source.

Outside the town limits, Fauquier County issues the permit. It wants one for any fuel-fired water heater, propane included, and for any heater being moved; an electric one swapped for a similar unit in the same spot counts as an ordinary repair. Trade permits go out over the counter the day the application comes in. Source.

Choosing who installs it

How to pick who replaces your furnace and AC in Calverton.

Ask every company that quotes the job, us included.

  1. Does the quote say what the outdoor unit sits on, and how high?

With a floodplain through the middle of the village, a condenser set low in the yard is the one standing in water after a wet week. Ask for the pad and its height in writing. In a propane house, ask too whether the gas line from the tank gets a leak test, since the tank in the yard feeds the new furnace.

  2. Do they size it to the house, or copy the old label?

The old size is a guess somebody made years ago. Ask whether they measure the house and check the ductwork first. Too big short cycles; too small runs all afternoon in August.

  3. Is the whole job in the written price?

Furnace, outdoor unit, matching coil, refrigerant lines, thermostat, permit and hauling the old one away. If it isn’t on the paper, ask.

  4. Already holding another company’s quote?

Our free second opinion looks at the system you were quoted on and tells you what it actually needs, with our price if you want it.

Questions

Furnace and AC replacement questions from Calverton.

My Calverton house heats with oil. Can you replace it?

We don’t work on oil burners, so we won’t swap one for another. We will price the move off oil, to a heat pump system or a propane furnace with a matching air conditioner. The Census puts about one owner home in sixteen on oil in 20119 and none on utility gas, so propane and electric are where a switch lands. The heating page shows what we install.

Which Calverton furnace swaps need a Fauquier County permit?

Fauquier County issues the permits here. For a propane furnace it wants a trade permit even when the new one goes in the old one’s spot; an electric appliance swapped for a similar one in the same spot counts as an ordinary repair, and moving anything takes a permit. Trade permits need no plans and usually no zoning approval. They come from Community Development at 16 Courthouse Square in Warrenton. If you’re not sure the system is done, the diagnostic visit is $99.

How much does a new furnace and AC cost in Calverton?

$8,898 to $23,000 installed for the pair, by size and efficiency. A furnace alone, keeping your AC, is $4,285 to $14,040. The HVAC replacement estimator gives your house its own number.

Do I have to replace both at the same time?

No. If the AC is young and only the furnace failed, replace the furnace. If they’re the same age, do both: a new outdoor unit needs a matched coil, and one built for the old refrigerant isn’t rated for the new one.

Start with your number, then a written quote.

Call, book online, or take the HVAC replacement estimator first. We measure before we quote, and if a repair makes more sense than a new system, you’ll hear that first.
