The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Calverton

Calverton’s lots are small, the houses are old, and the well is right next to everything.

FCWSA’s map shows a Calverton service district, which makes people assume there’s a water main. There isn’t. The Authority’s 2025 water report covers all sixteen of its systems, and Calverton isn’t one of them. The public project the County approved here in 2017 was sewer, not water. So whether you’re in the historic core on Bristersburg Road or out on Bastable Mill Road, the water comes from a well on your own property.

What sets Calverton apart is how tight the village is. The County’s plan counts 69 historic buildings in the district, more than half of them from 1920 to 1960, and near Route 28 and Bristersburg Road the houses run about three to an acre. On lots that close, the well head, the house and its drain line are near neighbors. Virginia’s well rules let a cast iron or Schedule 40 PVC sewer line sit 10 feet from a cased and grouted well, and any other pipe 50 feet. When a pump comes out of a village well, we look at what’s around the casing, too.

Mind the numbers table below. Calverton’s own ZIP, 20138, is post office boxes, and the Census place holds only a handful of owner homes, so the figures are Catlett’s ZIP 20119, where nearly nine in ten of the place’s houses sit. They describe the farms and newer lots in the country around the village better than the 1920s houses on Bristersburg Road.

The water itself has a pattern. In Virginia Cooperative Extension’s Fauquier testing clinics from 2012 to 2017, 46 percent of samples came back with a pH under 6.5, on the acidic side, and more than half the households already had some treatment, most often a sediment filter. That matters for the pump call: a filter that’s packed with sediment can choke the pressure the same way a tired pump does. We check what’s on the line between the tank and the faucets before we blame anything down the well.

Calverton

Calverton’s own ZIP, 20138, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20119 as a whole, the Catlett ZIP area that holds nearly nine in ten of the Calverton Census place’s homes.

  • Nearly every house here sits on its own lot, which is where a private well, with the pump in it and the tank in the basement, usually is.

When to call

When a well pump in Calverton needs a plumber.

After Turkey Run comes over the road

Bastable Mill Road closed for high water four times between 2014 and 2024, at Turkey Run and near Brookfield Drive. If your well head sits low near one of those runs and went under, leave the pump off until its wiring is dry, then chlorinate the well and retest.

No gas main, no water main

Where most houses heat with propane or electricity, there’s usually no utility line running down the road at all, and the water comes from a well on the lot. That makes the pump the most important appliance in the house.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

When the power goes out

When the power goes out in Calverton, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Fauquier County

In Fauquier County, groundwater supplies every private household well and most public water systems, drawn from fractured rock: Blue Ridge rock in the northwest of the county, basin sedimentary rock in the southeast. Source.

Choosing who works on it

How to pick who works on your well pump in Calverton.

Questions to ask anybody who quotes you, us included.

  1. Will they look at the filters before the pump?

Plenty of Calverton wells run through a sediment filter or a neutralizer before the water reaches the taps. Ask whether they’ll check pressure on both sides of that equipment first. A clogged cartridge costs a lot less than a pump nobody needed.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Calverton.

Is the new Calverton sewer bringing public water too?

No. The County approved a sewer facility for Catlett and Calverton in 2017; FCWSA runs no water system in Calverton. Your well and its pump stay your water, so they’re still worth looking after.

Where can I get my Calverton well water tested?

Virginia Cooperative Extension’s Household Water Quality Program holds drinking water clinics in about 70 counties a year, and a kit is $70. It’s a good test to time right after any pump work, once the well has been chlorinated and flushed. Our filter and softener guide helps with what the results mean.

How much does well pump replacement cost in Calverton?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
