The $49 visit is waived when you go ahead with the repair. Pulling a pump just to look at it is $1,300 to $2,000, so we test the tank, the switch and the pump’s wire from the house first.

Replacing a pump needs no health department well permit in Virginia. We don’t drill or deepen wells; if yours needs that, we’ll tell you who to call.

What’s different in Stafford

About 10,000 Stafford County homes sit past the water mains, on wells of their own.

County water only reaches Stafford’s Urban Services Area, the part of the county planned for growth. Outside it, the County’s comprehensive plan counts about 10,000 homes drawing from private wells. The biggest group it names is the Rock Hill area in the northwest corner: older country neighborhoods on one to three acre lots, Lake Arrowhead, Hidden Lake, Country Wood Estates and the Roseville subdivisions among them. Out along Rock Hill Church Road and Joshua Road, that’s 22556 mail, and the water comes up from the yard.

The same plan explains why a Rock Hill well behaves differently from one in the east end of the county. The Fall Line runs roughly along Interstate 95. West of it, in the Piedmont, wells pull from cracks in bedrock: well protected from runoff, but less water to go around, and the County flags deep pumping and drought as the big worries. East of it the water sits in Coastal Plain sand and gravel, more plentiful and far easier to pollute. Rock Hill is on the rock side, and a pump in a fractured-rock well that’s drawn down in a dry summer can run without water and cook itself.

Plenty of our Stafford calls turn out to be about the pipe, not the pump. In May 2026 in 22556 the line from the well to the house measured about 125 feet and passed six feet under a concrete driveway, which makes replacing it a real dig. In July 2026 in 22554 a leak on the well line came down to a repair coupling packed full of roots; we shut the pump off, dug it out, fixed it and backfilled. A leak on that line keeps the pump starting for no reason, so it pays to find it early.

When it is the pump, we prove it before it comes up. In August 2026 a vacant house in 22554 had no water at all. With a meter on the circuit, our plumber found 240 volts reaching the pump and the pump not running, which rules out the breaker and the switch and points at a burnt-out motor. County water comes out of Smith Lake and Lake Mooney and gets tested for you; a Stafford well gets tested only when its owner sends a sample.

When to call

When a well pump in Stafford needs a plumber.

A soft strip between the well and the house

If the pump kicks on when nobody’s running water, walk the yard along the line to the house and look for a wet or extra-green stripe. On Stafford’s bigger lots that line can run past 100 feet, and a leak anywhere on it keeps the pump cycling all day.

The tank came with the house

On a house built in the 2000s, the pressure tank, the switch and often the pump are the builder’s originals. A bladder tank lasts five to seven years on average, so many of these are on their second or third.

The pump clicks on and off

A pump that starts every few seconds usually means the pressure tank lost its air cushion. Every start wears the motor, so it’s worth a call this week, not next month.

When the power goes out

When the power goes out in Stafford, so does the well.

The Virginia Department of Health puts it simply: if your home is on a well, the pump won’t work when the power is out. Here’s what to do before, during and after.

  1. 1

    Fill up before the storm

When a big storm is coming, fill a few jugs and the bathtub. Once the pump stops, all you have is what’s left in the pressure tank, and toilets need water to flush.

  2. 2

A generator needs a transfer switch

Many well pumps run on 240 volts. Franklin Electric’s installation manual says a transfer switch must be used any time a generator backs up a well pump, and VDH says to have the hookup made by a licensed electrician.

  3. 3

Size the generator for the pump

Franklin’s minimum for a 1 horsepower two-wire pump is a 6 kW generator, and 4 kW for a 1 horsepower three-wire pump. Not sure which yours is? The control box on the wall in the basement means three-wire.

  4. 4

    When the power comes back

Give the pump a minute to refill the tank. No water? Look at the well pump’s breaker. A surge can also take out the pressure switch or the control box, which we can test from the house.

  5. 5

    Under floodwater? Leave it off

VDH says to treat a well that was under floodwater as contaminated, and not to run the pump until its wiring is dry. Then shock chlorinate the well and test the water one to two weeks later.

  6. 6

Test the water after well work

Virginia Cooperative Extension recommends shock chlorinating after any repair to a well system, then a bacteria test one to two weeks later. A well’s water is the owner’s to look after: the EPA doesn’t regulate private wells.

Power back and still no water? Check the breaker, then call us. We’ll test the switch, the control box and the pump from the house before anything comes out of the well.

Choosing who works on it

How to pick who works on your well pump in Stafford.

Questions to ask anybody who quotes you, us included.

  1. Will they pinpoint the leak before they price the dig?

On a long well line the money is in the digging. Ask how they’ll find the exact spot, and whether the quote is a patch at one point or a new line end to end. Under a driveway those are very different jobs.

  2. Will they test before they pull the pump?

Pulling a pump is the expensive part of the job. Ask whether they check the tank’s air charge, the pressure switch and the pump’s amp draw and wire from the house first, so you don’t pay to pull a pump that was fine.

  3. Is the price in writing before anything comes out?

Ask for the part that failed and its price, written down, before the pump comes up. If the price can change once the pump is out, ask what would change it, like worn wire or a bad pitless adapter.

Questions

Well pump questions from Stafford.

Is Lake Arrowhead on County water?

Not for drinking water. Stafford’s plan describes the Rock Hill area, Lake Arrowhead included, as neighborhoods on private wells and marks it for future sewer, not water. So the pressure tank in the basement is yours, along with the pump feeding it. No County water meter usually means a well.

Where can I get my Stafford well water tested?

Virginia Cooperative Extension’s household water program holds drinking water clinics in counties around the state, and a kit is $70. Of its 2021 participants, 41 percent had never tested their well before. Right after pump work is a good time, since the well was opened.

My Stafford well keeps running short. Can you make it deeper?

No. We don’t drill or deepen wells; that takes a drilling rig and a Virginia Department of Health permit. We’ll check the pump, the switch and the line first, and if the well itself can’t keep up, we’ll tell you who to call.

How much does well pump replacement cost in Stafford?

A new submersible pump on your existing pipe and wire runs $2,781 to $4,000 installed, and with new wire and drop pipe it’s $4,900 to $6,500. A pressure tank alone is $2,200 to $2,950 and a pressure switch is $450 to $609. You get the number in writing before we pull anything.

Do I need a permit to replace a well pump in Virginia?

Not a well permit. Virginia’s private well rules say replacing a pump, or a well cap or seal with an equivalent one, isn’t a well alteration. Building, deepening or abandoning a well does need a health department construction permit.
