What’s different in Stafford

Stafford is one of the most heat pump heavy places we serve, with houses of every age.

More than half the owner homes in Stafford heat with electricity, about 57 percent, and gas covers only about three in ten. Nearly three in four homes are detached, with townhouses and condos filling out the rest. That makes Stafford a place where the heat pump is the normal system, not an add-on, and where a no-heat call is far more likely to be the pump than a furnace.

The housing is almost evenly split by age. About four in ten owner homes went up between 1980 and 1999 and another four in ten since 2000. The 1980s and 90s houses are the ones on their second or third outdoor unit, with the original air handler still inside, and a mismatch between an old coil and a newer outdoor unit is a repair we see more here than in towns with fewer heat pumps. The newer homes mostly have the pump they came with, and 2000s units are in their capacitor, contactor and defrost board years.

Stafford is one of the larger areas we cover by size, and many calls come from long driveways and big lots where the outdoor unit sits on the far side of the house. Trees are close, and a pump boxed in by shrubs or leaf litter can’t breathe. A coil caked with debris looks like a failing compressor and costs nothing to clear. Rinse the coil gently with a hose before you call; if the pump still won’t carry the house, we take it from there.

Because heat pumps are the default here, we see many houses where nobody has changed the filter in a year or two, and the backup strips have been doing quiet extra work. A pump forced to run long on a clogged filter wears faster than one that’s cared for. When you book a repair, ask us about a maintenance plan at $20 a month or $199 a year; it’s the cheapest way to keep a Stafford pump on its schedule.

What you’d notice

What a heat pump in trouble in Stafford usually does.

The pump runs all day and never reaches the setting

A heat pump that runs nonstop on a 35 degree day is telling you something. Strips are probably on, airflow is probably low, and the refrigerant may be down. Don’t raise the thermostat; every extra degree adds strip time.

Aux or emergency heat that never goes off

When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.

Upstairs cold, downstairs fine

In a newer two-story house on one heat pump, the top floor lagging a few degrees can be ducts or the thermostat’s settings, not a failing unit. We check the system first and tell you which it is.

Choosing who fixes it

How to pick a heat pump repair company in Stafford.

Questions worth asking anybody who comes out, us included.

  1. Do they match the outdoor unit and the indoor coil?

In a Stafford house where one half was replaced years ago, the two may not be matched. A tech who sells you a new outdoor unit without checking the coil is setting up a second repair.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions

Heat pump questions from Stafford.

How do I know if the aux heat is running too much?

If the aux light on the thermostat stays on for hours when it’s above freezing, the pump isn’t carrying its share. A $99 diagnostic visit finds out whether it’s refrigerant, airflow or a failed part.

Is a Stafford heat pump from the 1990s worth repairing?

A start part at $240 to $370 or $290 to $425 usually is. An older unit may hold R-22, and a big leak there is where we steer you toward a replacement and show both options.

Why does my heat pump in Stafford steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in Stafford?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
