What’s different in Great Falls
Almost every owner home in Great Falls is a detached house, and these are large ones. A house that size rarely runs on one heat pump. Two is common, three is not unusual, each with its own outdoor unit, its own air handler and its own thermostat. So the useful first move on a Great Falls call is to figure out which zone is cold. Tell us the room, and we know the unit. That is the whole repair, not the whole house.
The age of the housing stock matters. Most Great Falls houses were built in the 1980s and 90s, and with a median of 1986, a house with a heat pump has had that pump replaced at least once and probably twice. The newer replacements bring the usual wear parts at ten to fifteen years, a capacitor, a contactor, a defrost board, and the older ones may still be on R-22 refrigerant, which means a leak is a decision rather than a quick fix.
Great Falls is also where backup heat gets interesting. About one house in twelve heats with propane, and plenty of the heat pump houses carry a propane furnace as the second source. With dual fuel, the thermostat decides which one runs by the outdoor temperature. A pump that is down on a cold day may not feel like a no-heat call because the furnace picks it up, until the propane gets low. If your tank gauge is under a quarter during a cold stretch, tell your supplier before you tell us.
The lots are wooded and hilly. Outdoor units on a slope can sit in a drift of leaves or a patch of ice that never melts, and a driveway that takes a minute to climb is worth mentioning when you book, because we will plan the visit around it. Leaves piled against the coil are a ten-minute clean, not a repair.

What you’d notice
When only part of a big house is cold, that zone’s pump is the issue. Look at that thermostat, the outdoor unit that goes with it, and the breaker. You don’t need to diagnose it, just point us at the right one.
When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.
A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Choosing who fixes it
Questions worth asking anybody who comes out, us included.
In a multi-system house, a good tech starts by confirming which unit serves the cold rooms. One who opens the wrong air handler first is spending your time.
Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.
Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.
An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions
It depends on the temperature. A dual fuel setup is meant to switch to the furnace in the cold. If it does so on mild days, the pump may be locked out by a fault, and the furnace is quietly running up your propane. Worth a visit.
Rarely. Fix the one that failed, and we will tell you how the others look while we are there. A $240 to $370 or $290 to $425 repair is common; if it is bigger, we compare it with a replacement for that unit only.
That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.
