What’s different in Remington
Remington is a rental town. In ZIP 22734 there are 661 rented homes against 858 owned, and the median rented home dates to 1957 while the median owned one dates to 1989. Heat pumps carry about three owner homes in four. So the house with a dead pump might be a 1950s rental where the tenant is cold and the landlord hasn’t heard yet.
If you rent, call your landlord first, because the equipment is theirs. A tenant who tells us the symptoms helps: whether the outdoor fan runs, whether the vents blow cold or warm air, whether the house has been losing heat for a day or a week. Landlords can send the details along and approve the repair on one call. We can write up findings and price so there’s nothing to chase.
About 287 homes in the ZIP date to 1939 or earlier, and the downtown streets still hold Queen Anne and Victorian houses. Many were split into apartments or fitted with a pump decades after they went up. Their air handlers hide in a closet or the attic, and the ducts are whatever fit. Like the other old houses nearby, an odd cold room is a duct issue before it’s a pump issue.
The Rappahannock matters here. The National Weather Service says portions of downtown near the railroad tracks flood when the river reaches 25 feet, and in June 2018 it crested at 23.1 feet with water in a couple of homes. If an outdoor unit has stood in water, switch it off at the breaker and don’t restart it. Wet electrical parts run badly at first and fail later, and we’d rather check before it does.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 22734 as a whole, the Town included: its own homes are too few for steady Census figures. About one home in fourteen in this ZIP is in Culpeper County.
What you’d notice
A tenant can tell the landlord four useful things: is the outdoor fan running, are the vents warm or cool, is there ice on the unit, and how long has it been. That makes a first visit faster and cheaper.
When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.
A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions
Not yet. Leave the breaker off until a tech has checked the contactor, the wiring and the motor, since water in those parts is a safety risk. Our heat pump repair team can look at it once the water is gone.

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.
