What’s different in Leesburg

Leesburg runs on gas, so a heat pump here is usually the newer half of a pair.

Two Leesburg owner homes in three heat with gas, and only about three in ten with electricity. That changes the call you get from us. Out in most of Fairfax’s heat pump towns, a heat pump that quits means a cold house. Here it often means the gas furnace quietly takes over, nobody notices, and the heat pump sits broken until the first hot week shows up as an air conditioner that won’t cool.

It is the same outdoor unit either way, so the same parts fail: the capacitor, the contactor, the sensor that tells the defrost board when to run. On the heat pump side of a dual setup, the thermostat decides who heats. If yours is set to switch over to gas below a certain outdoor temperature, a heat pump that has quietly died looks fine all fall and shows up in December as a gas bill. Ask us to check the switchover setting when we are out.

Inside the town limits the median owner home dates to 1996, and about three in ten are townhouses. A pump set beside one of those in the late 1990s was probably replaced once already; if the one on your pad predates 2010 its label may say R-22, which the EPA stopped producing in 2020, so a leak there is the repair we price against a new system before you spend on it. In the townhouse rows the air handler is often in the attic, and a stain on a ceiling can be the drain pan, not the roof.

Lansdowne is a different animal: the median owner home went up in 2005, nearly nine in ten were built since 2000, and close to four in ten are condos or apartments. Those systems are mostly in their teens and twenties, the age of boards, fan motors and thermostat wiring more than compressors. If your unit is on a shared pad or a roof, your association usually has a say in when a tech can get to it. Call the manager first. For the furnace half of the pair, we also do furnace repair in Leesburg.

  • Most homes here heat with gas. Where a heat pump sits over a gas furnace, the furnace takes over in the cold, so a dead heat pump can go unnoticed until spring.

The Loudoun County side

Lansdowne only. It’s the one Census place outside the town limits, so the farms and lots beyond it aren’t in these figures.

What you’d notice

What a heat pump in trouble in Leesburg usually does.

The heat pump looks fine until the cooling starts

In a gas house the furnace hides a dead heat pump all winter. If the outdoor fan hasn’t turned in weeks of cool weather and the heat still works, ask whether the gas furnace is doing everything. A $99 diagnostic visit shows which unit is carrying the house.

Upstairs cold, downstairs fine

In a newer two-story house on one heat pump, the top floor lagging a few degrees can be ducts or the thermostat’s settings, not a failing unit. We check the system first and tell you which it is.

The outdoor unit is a block of ice

A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Choosing who fixes it

How to pick a heat pump repair company in Leesburg.

Questions worth asking anybody who comes out, us included.

  1. Will they check the switchover setting between the heat pump and the furnace?

Leesburg houses often have both a heat pump and a gas furnace. Whoever services one should look at the thermostat setting that decides which runs, because a wrong switchover point costs you on the gas bill all winter and a good tech spots it in a minute.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions

Heat pump questions from Leesburg.

Do you work on the heat pump if I also have a gas furnace?

Yes, on both. One visit, $99, covers the whole system, outdoor unit, air handler and furnace, and the repair price comes in writing before any part goes in.

My Lansdowne condo’s heat pump died. Is that my repair or the association’s?

If it serves only your unit, it is usually yours even when it sits on common ground. Check your documents, tell the manager a tech is coming, and we will repair it or tell you when a replacement makes more sense.

Why does my heat pump in Leesburg steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in Leesburg?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
