What’s different in Annandale

Annandale’s heat pumps are as often on a wall inside as on a pad out back.

Only about a quarter of Annandale owners heat with electricity, yet ductless mini-splits are a bigger part of our work here than anywhere else we go regularly. That’s the 1960s at work. Eight in ten homes went up before 1980, mostly ramblers and split-levels with one furnace and ducts that never reached the addition, the sunroom or the finished lower level. Owners filled those gaps with a mini-split, and a mini-split is a heat pump.

A wall head that stops heating usually tells you why, if you know where to look. Most blink a light in a pattern or show a code on the display. Count the blinks or note the code before you turn it off. A head that drips inside in winter, or an outdoor unit that runs while the head blows room air, points to a sensor, a board or low refrigerant, and each of those starts with the code.

The remote catches people out too. A mini-split set to cool, dry or fan mode will happily run all day and never warm the room, and the little remote is easy to bump. Check the mode first. Then check the outdoor unit: these sit low, often tucked against the foundation by a patio, and snow or leaves pile against them fast. A blocked coil can’t pull heat from outside air.

For the central heat pumps in Annandale’s gas houses, the common complaint is that the air feels cool. Folks who grew up with a gas furnace expect hot air from the registers. A heat pump sends air that’s warm but noticeably milder, and that’s normal. Cold air, though, or a house that can’t hold the thermostat setting, is a real fault. Ask the tech to read the supply temperature for you so you know which one you have.

By the numbers

Annandale houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Annandale

  • Built before 1980about 8 in 10 Census
  • Built since 2000about 1 in 10 Census
  • Most homes aresingle-family houses, about 5 in 10 Census
  • Heated withgas, about 7 in 10 Census
  • Rentedabout 3 in 10 Census
  • Most homes here heat with gas. Where a heat pump sits over a gas furnace, the furnace takes over in the cold, so a dead heat pump can go unnoticed until spring.
  • Older houses here often got a heat pump added later, sometimes beside the original furnace, so the first question is what’s actually heating the house.

What you’d notice

What a heat pump in trouble in Annandale usually does.

One room cold, the rest of the house fine

In an Annandale house where a mini-split heats the addition or the lower level, the furnace keeps everything else warm, so a failed head only shows up in one room. Check that room’s head for a blinking light before assuming the furnace is short on heat.

The outdoor unit is a block of ice

A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Cool air from the vents

Cool air for a few minutes on a frosty morning is the unit defrosting. Cool air for an hour is not. Check that the thermostat is on heat, not cool or auto, then call.

Choosing who fixes it

How to pick a heat pump repair company in Annandale.

Questions worth asking anybody who comes out, us included.

  1. Do they work on ductless systems, not just central ones?

Plenty of Annandale houses have both. Ask whether the company services mini-splits, can read their fault codes, and carries the parts for the brand on your wall. A central-only shop will often just tell you to replace the head.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions

Heat pump questions from Annandale.

My mini-split is blinking and won’t heat. Can I reset it?

Write down the blink pattern first. Then turn it off at the breaker or disconnect for a few minutes and back on. If the same code comes back, call, and tell us the brand and the code. The diagnostic is $99.

What does a typical Annandale heat pump repair cost?

On a central heat pump, a capacitor runs $240 to $370 and a thermostat $300 to $640. Mini-split parts vary by brand, so the tech prices the part in writing before ordering it. If a repair doesn’t make sense, we’ll show you replacement pricing next to it.

Why does my heat pump in Annandale steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in Annandale?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
