Where you land in the range is mostly depth and length: how far the house sits from the main, how deep the line runs, and whether it crosses a driveway, a walk or a big tree’s roots.

Lining the old pipe instead of digging is quoted off the footage once the camera has been through it, so there’s no lining number on this page. When a line can be lined, we price both and you pick.

What’s different in Annandale

In Annandale, two lines from the 1960s, and both of them are yours.

The typical owner’s house here went up in 1967, so most Annandale yards hold two pipes that are pushing sixty: the sewer going out to the street and the water line coming in from the meter. Neither one is the county’s or the water company’s problem. Fairfax County puts the whole sewer lateral on you, all the way to the main, and Fairfax Water’s rules say any repair or replacement of the service pipe on your side is yours too, at your cost. So when one of them fails, the job and the bill land on the same person.

Of the two, the water line is the one people miss. A lot of houses this age came in on galvanized steel, which rusts from the inside until the shower barely runs on the second floor, or on copper that’s held up but now pinholes. The tell is a strip of lawn by the front walk that stays green in August, or a bill that climbs with nothing dripping inside. Fairfax Water has a leak adjustment for an unknown underground leak on your line, so keep the bill and call them once it’s fixed.

On the sewer side, what the job costs here is mostly the yard. Wakefield and the streets around Canterbury Woods are nearly all detached houses set back on deep lots, with mature oaks and maples over the front lawn and a driveway the line often runs under. A longer run and a deeper trench move you up the range, and a tree in the path changes where we dig. We walk the line with you, mark the trench, and say which shrubs and which stretch of sod come up before you sign.

Where the lateral crosses under Little River Turnpike, Columbia Pike or another state road, a VDOT permit joins the county plumbing permit, and that’s a different job from a break by the foundation. Woodburn and the garden apartments near the Annandale crossroads are their own case: a building usually shares one sewer and one water service, so a line there goes through the association, not the owner of one unit.

  • Heated withgas, about 7 in 10 Census

  • Houses from before 1980 usually went in with clay or cast iron sewer pipe and galvanized or copper water lines. Clay joints let roots in; galvanized rusts from the inside until the pressure drops.
  • Most homes here are detached houses, each with its own line to the street, so a longer front yard means a longer line and a bigger dig.

When it’s time

When a Annandale sewer or water line needs replacing.

The backup that comes back after every cleaning

In an Annandale rambler with sixty-year-old pipe, the call that ends in a new line usually starts as the third main line clearing in two years. Once the camera shows the pipe has cracked or dropped, another cleaning is money spent on a line that’s already done.

The pipe is as old as the house

Lines laid before 1980 were often clay, cast iron or galvanized steel. Each of those wears out on its own clock, and by now many of them have been in the ground fifty years or more.

The trees have grown up

A maple planted when the house was new is now big enough to send roots after the water in a sewer line. Roots get in at the joints and keep coming back after every cleaning.

Choosing who replaces it

How to pick who replaces a sewer or water line in Annandale.

Questions to ask anybody who quotes you a line replacement, us included.

  1. Did they tell you how they’ll leave the yard?

On a deep Annandale lot the trench is the biggest thing you’ll notice for a month. Ask how the soil goes back, whether the sod and the walk are in the price, and what happens near the big tree.

  2. Did they show you the camera footage before the price?

A line replacement quoted without a camera is a guess at what’s down there. Ask to see the break, the sag or the roots, and where on the line they sit.

  3. Did they price sewer line repair by digging and by lining, side by side?

Some lines can be lined in place, some can’t. The installer who quotes only one way, without saying why the other won’t work, is the one to question.

Questions

Sewer and water line questions from Annandale.

Should I replace the sewer and the water line at the same time in my Annandale house?

Sometimes. If both went in with the house and the water line is galvanized, doing them together can mean one trench and one yard repair instead of two. If the water line is copper and sound, we leave it and tell you so.

Is Fairfax Water responsible for the pipe from the meter to my house?

No. Their rules put the service pipe on your side of the meter on you, repair and replacement both. They own the meter and the main; the line under your lawn is yours.

How much is sewer line replacement in Annandale?

Dug up and replaced, $7,500 to $9,000, with the permit and putting the yard back in that number. A water service line from the meter to the house is $3,500 to $8,000. Where you land depends on depth, length and what sits on top of the line.

Do I need a camera inspection before replacing the line?

Yes. The camera shows whether it’s one bad joint we can repair, a run we can line, or a pipe that has to come out. Added to a visit we’re already on it’s $89.
