Where you land in the range is mostly depth and length: how far the house sits from the main, how deep the line runs, and whether it crosses a driveway, a walk or a big tree’s roots.

Lining the old pipe instead of digging is quoted off the footage once the camera has been through it, so there’s no lining number on this page. When a line can be lined, we price both and you pick.

What’s different in Vienna

In Vienna, the Town’s own agreement decides where your new water line starts.

Sign up for Town water and sewer and you sign an agreement, and it is short. You keep up the sewer connection from the Town’s main to your building, and the water connection from the main to the building, or from the end of the meter yoke to the house. Where your meter sits decides which. A meter at the curb means the whole run past it is yours. A meter closer to the house shortens the stretch we replace, and we will find the yoke before we measure anything.

The water line is the easier call here than in most older towns. The Town checked every service line in its system in 2024 and found no lead and no galvanized pipe, almost all of it copper. So a failing line in Vienna is usually a pinhole or a bad joint in copper, not a pipe rusting shut, and sometimes a repair of one stretch does it. We would tell you that before quoting a full replacement, since the dig is where the money goes.

The dig is the other half. Windover Heights and the streets off Maple Avenue and Church Street are nearly all detached houses, close to four in five town homes, on established lots where the line runs under a lawn, a walk and a driveway. Where the trench crosses the Town’s right-of-way the Town’s manual wants the patch to meet the state highway standard, and the agreement has street cuts repaired to Town specifications. Plan on the street patch being its own line item.

Permits are split in a way that surprises people. The Town has no plumbing inspector of its own, so Fairfax County issues the plumbing permit for work inside the town, and the Town still wants its say on the right-of-way. Out in Wolf Trap, on the county side, nearly every house is detached and from around 1980, and the county rule applies: you own the lateral to the county main, under the street too, with a VDOT permit under a state road.

The Town of Vienna

Nearly the whole town sits in 22180, which it shares with county streets toward Dunn Loring and Merrifield.

  • Median home built1972 Census
  • Built before 1980about 7 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withgas, about 8 in 10 Census
  • Rentedabout 2 in 10 Census
  • Houses from before 1980 usually went in with clay or cast iron sewer pipe and galvanized or copper water lines. Clay joints let roots in; galvanized rusts from the inside until the pressure drops.
  • Most homes here are detached houses, each with its own line to the street, so a longer front yard means a longer line and a bigger dig.

The county side, around Wolf Trap

Vienna mail outside the town line: Wolf Trap and the Tysons edge in 22182, the Oakton side of 22181, Dunn Loring. The figures are Wolf Trap’s, the biggest piece.

  • Median home built1980 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 1 in 10 Census
  • Most homes aresingle-family houses, nearly all Census
  • Heated withgas, about 7 in 10 Census
  • Rentedhardly any Census
  • Houses from the 80s and 90s mostly went in with PVC sewer pipe, which doesn’t rust and resists roots, so trouble there is usually a sag or a joint that shifted.

When it’s time

When a Vienna sewer or water line needs replacing.

The bill climbs and the meter keeps spinning

On Town water, a bill that jumps with every tap off means a leak past the meter. In a copper line it is often one failed stretch, so find out how long it runs before you decide on a full replacement.

The pipe is as old as the house

Lines laid before 1980 were often clay, cast iron or galvanized steel. Each of those wears out on its own clock, and by now many of them have been in the ground fifty years or more.

The trees have grown up

A maple planted when the house was new is now big enough to send roots after the water in a sewer line. Roots get in at the joints and keep coming back after every cleaning.

Choosing who replaces it

How to pick who replaces a sewer or water line in Vienna.

Questions to ask anybody who quotes you a line replacement, us included.

  1. Did they ask where your water meter is?

In Vienna that is the first question, because the meter yoke can mark where your part of the line starts. A quote that doesn’t mention it was written without looking at the yard.

  2. Did they show you the camera footage before the price?

A line replacement quoted without a camera is a guess at what’s down there. Ask to see the break, the sag or the roots, and where on the line they sit.

  3. Did they price sewer line repair by digging and by lining, side by side?

Some lines can be lined in place, some can’t. The installer who quotes only one way, without saying why the other won’t work, is the one to question.

We had Tyson out for our main line leaking underground, he explained the scope of work for replacement and set great expectations. They had the job done in a very timely manner and I couldn’t ask for more professionalism than he provided!

Questions

Sewer and water line questions from Vienna.

Does the Town of Vienna replace the water line to my house?

Not past the main. Under the Town’s agreement the owner keeps up the water connection from the main to the building, or from the meter yoke in. The Town owns the main and, in most cases, the meter.

Who issues the permit for a line replacement in Vienna?

Fairfax County issues the plumbing permit inside the town, since the Town has no building official of its own. A cut in the Town’s street also has to meet the Town’s specifications, and we handle both.

How much is sewer line replacement in Vienna?

Dug up and replaced, $7,500 to $9,000, with the permit and putting the yard back in that number. A water service line from the meter to the house is $3,500 to $8,000. Where you land depends on depth, length and what sits on top of the line.

Do I need a camera inspection before replacing the line?

Yes. The camera shows whether it’s one bad joint we can repair, a run we can line, or a pipe that has to come out. Added to a visit we’re already on it’s $89.
