Where you land in the range is mostly depth and length: how far the house sits from the main, how deep the line runs, and whether it crosses a driveway, a walk or a big tree’s roots.

Lining the old pipe instead of digging is quoted off the footage once the camera has been through it, so there’s no lining number on this page. When a line can be lined, we price both and you pick.

What’s different in Reston

In a Reston cluster, the question is whether your new line runs under your yard or the cluster’s.

Reston is mostly townhouses and condos, nearly one home in three a townhouse, and a cluster is laid out around shared parking courts and walkways. A sewer lateral or water line in that layout can leave your lot, cross common ground and meet the main somewhere past it. The cluster association owns that ground, and Reston Association asks for approval of exterior alterations unless its guidelines say otherwise. Before we schedule a trench across common area, ask the cluster whether it needs sign-off, and get the answer in writing.

The county side is simple and unforgiving. Fairfax County puts the whole lateral on the owner, connection included, and Fairfax Water puts the service pipe past its meter on the customer, repair and replacement both. Sewer repairs take a county plumbing permit, with a VDOT permit when the trench goes under a state road such as Reston Parkway or Hunter Mill Road. Nobody else is going to pay for it, so the camera comes first.

Age splits Reston into three. Around Hunters Woods and South Lakes in 20191, nearly half the homes date from the 1970s, so a lateral and a water line there are fifty years in the ground. In North Point and the rest of 20194, more than eight in ten homes went up in the 1980s and 90s, which usually means plastic sewer pipe, and a failure there is often a sagging section or a bad joint rather than a pipe giving out. Lake Anne and Town Center in 20190 are majority condo, and four in ten homes there are newer than 2000.

For a condo building the shared lines belong to the association, and a replacement is a building project, not a plumber’s visit to one unit. For a detached Reston house the dig is a quieter story than most: sloped wooded lots, a lot line along a path or a lake edge, and a front yard that runs down to the street. A deeper cut and a longer run are what push a job up the range, and we’ll mark the path before you commit.

Reston

  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes arecondo and apartment buildings, about 3 in 10 Census
  • Heated withgas, about 5 in 10 Census
  • Rentedabout 4 in 10 Census
  • Houses from the 80s and 90s mostly went in with PVC sewer pipe, which doesn’t rust and resists roots, so trouble there is usually a sag or a joint that shifted.
  • Many homes here are townhouses or condos, where the line from your unit may join a shared one before the street. Who owns which stretch is the first question.

When it’s time

When a Reston sewer or water line needs replacing.

Your neighbors in the cluster are doing it too

When a cluster’s lines are all the same age and one fails, the next ones are close behind. Ask the board whether a shared project would spread the dig and the permit work across all the units.

The main keeps backing up

If the main line has been cleared twice in a year and backs up again, the pipe itself is usually the trouble: a sag, a break or roots coming through a joint. Clearing it again buys time, not a fix.

A wet spot in the yard that never dries

A soft, green strip between the house and the street in dry weather, or a water bill that jumps with no leak inside, often means the water service line is leaking underground.

Choosing who replaces it

How to pick who replaces a sewer or water line in Reston.

Questions to ask anybody who quotes you a line replacement, us included.

  1. Did they ask who owns the ground the line runs under?

In a Reston cluster that can be you, the cluster or the county. A contractor who prices the dig without asking has quoted a line he hasn’t traced.

  2. Did they show you the camera footage before the price?

A line replacement quoted without a camera is a guess at what’s down there. Ask to see the break, the sag or the roots, and where on the line they sit.

  3. Did they price sewer line repair by digging and by lining, side by side?

Some lines can be lined in place, some can’t. The installer who quotes only one way, without saying why the other won’t work, is the one to question.

Questions

Sewer and water line questions from Reston.

Is the sewer line under my Reston townhouse’s common area my responsibility?

The county rule puts the lateral on the owner out to the county sewer, but in a cluster the pipe may cross ground the association owns. Read the cluster documents and ask the board before anything is dug.

Should I replace the water line and the sewer line in my Reston house together?

If both are original to a 1970s house and the yard is already coming up for the sewer, doing the water line in the same trench can save a second repair. If the water line is sound copper we’ll leave it, and say so.

How much is sewer line replacement in Reston?

Dug up and replaced, $7,500 to $9,000, with the permit and putting the yard back in that number. A water service line from the meter to the house is $3,500 to $8,000. Where you land depends on depth, length and what sits on top of the line.

Do I need a camera inspection before replacing the line?

Yes. The camera shows whether it’s one bad joint we can repair, a run we can line, or a pipe that has to come out. Added to a visit we’re already on it’s $89.
