One room, one head, and Reston Association watching the outside wall.
We essentially never see a boiler in Reston, so a mini split here is almost never about a house without ducts. It’s about the one room the ducts don’t serve well. In a 1970s cluster townhouse that’s often a lower level finished long after the house went up, or a top-floor bedroom that bakes in August. In North Point’s single-family houses from the 1980s and 90s it’s more often a sunroom, an addition or the room over the garage.
In a cluster or condo, the fix most people try first is off the table: RA’s guidelines for those homes say window units are generally not approved. A mini split is the permanent answer, a head inside, a compact outdoor unit and a refrigerant line between them. RA’s guidelines never name it, so its general rule applies: any exterior change needs approval unless a guideline or your cluster’s standards say otherwise.
The outside is what gets judged. RA’s single-family equipment guideline wants a wall-mounted unit that sticks out as little as it can, painted the wall’s color, with wiring kept to straight runs in the same color. Hickory Cluster asks more: Design Review Board minutes from October 2024 show it requiring a cover on any refrigerant line left exposed for more than four feet, and a cap on unit size. Before you apply, we mark where the outdoor unit and the line would go.
Lake Anne Village Center, Reston’s first, opened in 1965 and is one of Fairfax County’s Historic Overlay Districts. There the county’s Architectural Review Board reviews exterior alterations that need a building permit, even where an association has its own design committee. If your home is inside the district, ask the county’s ARB staff before an outdoor unit is ordered.

What a ductless mini split costs in Reston.
Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.
When a ductless mini split makes sense in Reston.
The finished lower level stays cold all winter
In an older Reston townhouse the lowest floor was often finished after the fact, with a register or two below a system sized for the floors above. A head down there heats and cools that level on its own setting, and the rest of the house keeps its thermostat.
One room is always wrong
The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.
New space with no ducts
An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.

Questions worth asking anybody who quotes you, us included.
Did they show you the outside of the job before quoting?
In Reston the outdoor unit and the line route are what need approval, not the head. Ask where each goes and how the line is covered and painted before the price is final, so the quote matches what your cluster or RA signs off on.
Did they check the rest of the house first?
If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.
Is the whole job in the price?
Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Ductless mini split questions from Reston.
Can I put a mini split in my Reston condo?
Often, with the association’s yes. The head goes inside your unit, but the outdoor unit and the line set attach to the building, which is the association’s. In 20190 more than half the homes are in condo and apartment buildings, so start with your condo documents.
One outdoor unit or two for a Reston townhouse?
One, if you’ll want two rooms done. A multi-zone outdoor unit runs both heads, two zones run $11,000 to $15,000 installed, and it’s one unit for RA and the neighbors to look at instead of two side by side against a cluster wall.
How much does a ductless mini split cost in Reston?
Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.
Does a mini split heat, or only cool?
Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
