What’s different in Rectortown

Hall-parlor houses, bungalow dormers and old stores: ductless in Rectortown.

The register’s survey of Rectortown says its late-1800s houses follow two old plans, the hall-parlor and the I-house: rooms side by side, one deep, often two stories high. Those plans put each room against at least one exterior wall, so the refrigerant line from each head takes a short trip outdoors and none has to snake through the middle of the house. Two upstairs bedrooms on one outdoor unit are two zones, $11,000 to $15,000 installed.

The early-1900s houses are a different shape. The survey counts several bungalows in the village, a story and a half with big dormers, and an American Foursquare with a hip-roofed dormer of its own. The rooms up under those roofs bake in July: Warrenton 3 SE, the nearest long-record station, sees close to three weeks of 90 degree days a summer, and much of the village is roofed in standing-seam metal. A head in each dormer room covers that floor without touching whatever heats the first.

Then there are the buildings that started as something else. Several of the village’s general stores and its brick schoolhouse from about 1880 are dwellings now, the register notes. Big rooms, odd layouts and walls nobody wants opened make those natural ductless jobs, and so does an outbuilding made over into an office.

A mini split is a heat pump, so it warms a room as readily as it cools one, and that counts in a place with a long spring and fall. At the Warrenton station the median last freeze comes around April 9 and the first around November 1, and the weeks either side are when one head can carry a room without the main heat. January lows average near 25 and the County’s design temperature is 17, so a head heating a room alone gets picked for January.

Rectortown

Rectortown’s own ZIP, 20140, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20115 as a whole, the Marshall ZIP area that holds nearly nine in ten of the Rectortown Census place’s homes, Marshall included.

  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census

  • Rentedabout 3 in 10 Census
  • A single-family house usually has wall space for the outdoor unit behind the room, which keeps the line set short.
  • Where the heat is already a heat pump, a ductless head is the same kind of equipment, sized for one room.
What it costs

What a ductless mini split costs in Rectortown.

Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

  • Ductless mini split, one zone, installed$7,000 to $10,000
  • Ductless mini split, two zones, installed$11,000 to $15,000
  • Ductless mini split, three zones, installed$12,500 to $18,000
  • Ductless mini split, four zones, installed$16,000 to $21,000
  • Ductless mini split, five zones, installed$19,000 to $25,000
  • Ductless mini split, six zones, installed$23,000 to $30,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

When it’s the right call

When a ductless mini split makes sense in Rectortown.

The wing somebody added last

Rectortown’s old houses grew in pieces: the register describes rear ells, side wings and porches closed in over a century or more. The newest piece is usually the one the ducts never reached, and the first room to go cold in January and hot in July.

One room is always wrong

The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

New space with no ducts

An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.

Fauquier County

Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.

Choosing who installs it

How to pick the best mini split installer in Rectortown.

Questions worth asking anybody who quotes you, us included.

  1. Did they say how the lines get through your wall?

Through weatherboard or stucco it’s a routine hole. Through brick or stone it’s a core drill and a careful patch. Before anyone drills, ask where each line leaves the house, how it runs down the outside and what hides it.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from Rectortown.

How many heads does a two-story village house take?

Start with the rooms that get used. A four-room I-house, two down and two up, can be four heads on one outdoor unit, $16,000 to $21,000 installed. If the first floor already has heat and cooling it likes, two heads upstairs, $11,000 to $15,000, may be all it needs.

Where should the outdoor unit go in a Rectortown yard?

Off the side or back, on a stand above the snow: the January 2016 blizzard left 24 to 36 inches on northern Fauquier, by the Weather Service’s estimate. Many village yards are edged in stone walls, so leave a clear path for service and keep it out from under heavy limbs.

How much does a ductless mini split cost in Rectortown?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
