What’s different in Stafford

Stafford’s ductless rooms: bonus rooms in the newer houses, shops on the bigger lots out west.

Most Stafford houses have ductwork to every room they were built with: across 22554 and 22556, 42 percent of owner homes went up from 1980 through 1999 and another 41 percent since 2000. The room that gets left out is the one finished later: the space over the garage, a basement turned into a family room, a sunroom off the back. Tapping the nearest duct to feed it usually shortchanges the rooms that duct already served.

Those rooms feel Stafford’s summers first. NOAA’s normals for the Fredericksburg station, about ten miles south-southwest of the courthouse, count 40.7 afternoons a year at 90 or hotter, and a room over an unheated garage with the roof right above it soaks up every one.

Out in 22556 the lots get bigger. The County’s comprehensive plan describes the Rock Hill area, Lake Arrowhead among its subdivisions, as older rural neighborhoods on lots of one to three acres, and a lot that size often carries a detached garage, a workshop or an outbuilding with no ductwork at all. One head heats and cools it without tying it to the house.

The County’s permit FAQ exempts a heat pump swapped like for like, but a mini split is new equipment in a new spot, usually on a new circuit, and the same FAQ lists new wiring or circuits as permit work. Plan the outdoor unit’s spot with snow in mind: NOAA records up to 23.5 inches in Stafford County in the February 2010 storm, and a wall bracket or a raised stand keeps the coil clear and its defrost water draining.

When it’s the right call

When a ductless mini split makes sense in Stafford.
