What’s different in Stafford

Stafford’s showers come from two eras, and each fails in its own way.

A loose handle is the common call. Take the cap off and check the screw that holds the handle to the stem. If tightening it works, the job is done. If the handle still spins, the stem’s grip or the inside of the handle has worn, and a new part is the fix.

About four in ten Stafford owner homes were built between 1980 and 1999, and about four in ten since 2000. That split matters. A house from the 80s or early 90s often has an early single-handle valve, where the cartridge is no longer stocked everywhere and we have to match it by eye. A newer house has a modern pressure-balancing valve, where a drip is almost certainly the cartridge.

The County’s water comes from Smith Lake and Lake Mooney, pumped from the Rappahannock River, and its 2025 report prints no hardness figure. So don’t assume scale is your problem. Pull the old cartridge, and if it’s crusted, a head soak and a periodic cartridge swap are the answer. If it’s clean, it’s wear.

Seven in ten Stafford homes are detached, and the valve is often reachable from a closet or an attic hatch behind the tub. Aquia Harbour has plenty of those. Townhouse owners, at about one in seven, tend to have the shower over a finished room, so a drip behind the trim is worth catching early.

The signs

When a shower in Stafford needs a plumber.

Hot water that gives out partway through

If the shower starts hot and fades while the sink stays hot, the cartridge’s temperature stop may be set wrong, or the cartridge is worn. It’s a front-of-the-wall fix, not a water heater problem.

The handle is loose or spins

Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.

It drips after it’s off

On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it

How to pick who fixes a shower in Stafford.

Questions to ask anybody who pulls your shower handle off, us included.

  1. Can they match a cartridge from a 1990s valve?

Ask for the brand and the plan. Some 1990s valves take a common part and some need an adapter, and a plumber who has seen it will say which before opening anything.

  2. Did they pull the handle before quoting a new valve?

Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.

  3. Did they test it with a toilet flushed?

A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions

Shower repair questions from Stafford.

The shower handle in my Stafford house keeps coming loose. Why?

Either the set screw is backing out, or the splines on the stem have worn. Tightening helps only for a while in the second case, and the repair is a new handle or cartridge.

Is it worth fixing the shower in my 1990s Stafford house?

For a drip or a loose handle, yes, and a cartridge at $250 to $450 is far less than replacing the valve at $950 to $1,400. If the shower scalds when a toilet flushes, replacing the valve is the better spend.

How much is shower repair in Stafford?

Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.

Will you have to open the wall or break tile?

Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
