What’s different in Remington

Remington has a lot of old frame houses and a lot of renters, and a shower repair has to work for both.

A shower handle that spins freely in a Remington house has usually gone one of two ways. The screw under the cap is gone or loose, or the stem’s grooves have worn smooth. One look with the cap off tells us which, and the second one means a cartridge, not a trip to the hardware store.

The County’s plan describes Victorian and Queen Anne houses and I- and L-plan farmhouses along Main, Church, Washington and Franklin Streets. In ZIP 22734, 38 percent of owner homes were built before 1960. Baths in houses that age were mostly added later, and a two-handle shower with worn stems and washers is common. Those are rebuilt from the front, and we say so when the better spend is a new valve.

Roughly 44 percent of the ZIP’s households rent, and that changes what we ask first. If it’s a rental, the landlord decides, pays, and picks the day. Tell them it’s a front-of-the-wall repair at $250 to $450, not a project, and we’ll work from their approval and a time that fits you.

Inside the town limits, water comes from the Town of Remington’s own system, which FCWSA notes is independent of its own. The Meadows is different. FCWSA’s wells there feed tanks and booster pumps, and the report says pressure can run lower in parts of the neighborhood at certain times. A shower that’s weak at the same hour every day is that, not the cartridge.

  • Median home built1989 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withelectricity, about 7 in 10 Census
  • Rentedabout 4 in 10 Census
  • A lot of houses here were built before 1960, when two- and three-handle showers with no pressure balancing were the norm. Stems and washers keep them going, and a new valve is how you stop the cold blast when someone flushes.
  • Most homes here are detached houses, where the shower valve can often be reached from a closet or a panel behind the wall.

The signs

When a shower in Remington needs a plumber.

The shower is weak, but the sink is fine

A clogged shower head or a part-closed stop makes the shower weak without touching the sink. The head unscrews. If it’s clear and the flow is still low, the cartridge ports are plugged.

The handle is loose or spins

Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.

It drips after it’s off

On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it

How to pick who fixes a shower in Remington.

Questions to ask anybody who pulls your shower handle off, us included.

  1. If I rent, who should call the plumber?

Your landlord, normally. Ask that they send the plumber a clear description of what’s happening and give you a window to be home. A plumber who works that way saves both of you a second trip.

  2. Did they pull the handle before quoting a new valve?

Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.

  3. Did they test it with a toilet flushed?

A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions

Shower repair questions from Remington.

My Remington house has three handles on the tub. Can it be rebuilt?

Often. Stems and washers cost less than a new valve, and we’ll tell you if the middle diverter stem can’t be matched.

Does the Town’s water or FCWSA’s matter for my shower repair?

Not for the part we replace. It matters when we judge pressure. A weak shower on a Meadows street is a pressure question before it’s a cartridge question.

How much is shower repair in Remington?

Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.

Will you have to open the wall or break tile?

Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
