Old plaster downtown, high water and deep snow: putting ductless into Remington.
Remington’s oldest houses were built before anybody ran ductwork. ZIP 22734 has 287 homes from before 1940, close to one in five, and Fauquier County’s plan counts 75 buildings in town worth a place on the historic registers, Queen Anne and Victorian houses among them. Plaster walls, narrow stairs and no spare attic often leave a duct system nowhere good to go, while ductless asks only for a small hole per head and a covered line set down the outside wall.
Most of those houses are rented: of the occupied pre-1940 homes in the ZIP, the Census counts 229 rented and 50 owned. If you rent, the landlord decides. If you own one and rent it out, a head adds cooling and heat to a room without tearing into the finishes a tenant lives with, and the work happens on walls you pick.
An I-plan house has no interior rooms: front to back it’s a single room, so each bedroom touches the outside, and a head can hang on that wall with its lines dropping straight down outdoors. Two heads sharing one outdoor unit price as two zones, $11,000 to $15,000. Across the ZIP about four homes in five are detached, and a sunroom, a garage apartment or a rear addition is where a single head usually lands.
Placement is the Remington question. Fauquier County’s plan blames the Rappahannock and Tinpot Run for flooding part of downtown now and then, on old lakebed soils that hold water. The condenser for a ductless system can be wall-mounted on brackets or raised on legs, clear of standing water and of drifts; after January 2016’s blizzard, snow stood 25 inches deep at Warrenton 3 SE.

The Fauquier County side
ZIP 22734 as a whole, the Town included: its own homes are too few for steady Census figures. About one home in fourteen in this ZIP is in Culpeper County.
- Median home built1989 Census
- Built before 1980about 5 in 10 Census
- Built since 2000about 2 in 10 Census
- Most homes aresingle-family houses, about 8 in 10 Census
- Heated withelectricity, about 7 in 10 Census
- Rentedabout 4 in 10 Census
- A single-family house usually has wall space for the outdoor unit behind the room, which keeps the line set short.
- Where the heat is already a heat pump, a ductless head is the same kind of equipment, sized for one room.
What a ductless mini split costs in Remington.
Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

- Ductless mini split, three zones, installed$12,500 to $18,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.
The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.
When a ductless mini split makes sense in Remington.
Every summer starts with hauling in window units
If an old house still cools with window units, each one blocks a window, rattles all night and comes out again in the fall. One multi-zone system can take over from all of them, and covering three rooms is $12,500 to $18,000 installed.
One room is always wrong
The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.
New space with no ducts
An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.
Who signs off on a mini split in Remington.
Fauquier County
Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.
How to pick the best mini split installer in Remington.
Questions worth asking anybody who quotes you, us included.
How high will the outdoor unit hang?
On a low downtown lot, ask whether it goes on a bracket or a stand, how far up, and which way its refrigerant lines and condensate drain will run. Near Tinpot Run, a condenser sitting on the dirt is the one a flood finds.
Did they check the rest of the house first?
If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.
Is the whole job in the price?
Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Ductless mini split questions from Remington.
Will ductless heat keep a pre-1940 Remington house warm in January?
Through most of the winter, yes. Cold-climate models list their heating output at 5 degrees; the County’s design night is 17, though the nearest NOAA station logged 3 degrees in January 2014. In a house that old, with old windows, keep a backup for the deepest cold. Four heads on one system come to $16,000 to $21,000, and the estimator quiz prices your own mix.
How much does a ductless mini split cost in Remington?
Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.
Does a mini split heat, or only cool?
Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
