What’s different in Bristow

Every room on a 2000s Bristow floor plan got a duct. The rooms finished since did not.

Of the 9,619 homes in 20136, 5,558 date from 2000 through 2009, built to plans that put a supply register in every room the builder drew. So ductless in Bristow is rarely the answer for a house with no ducts at all. It’s for the square footage that showed up later: an unfinished basement turned into a rec room or office, the bonus space above the garage made into a bedroom, a screened porch closed in for year-round use. A wall head in that room with its own outdoor unit leaves the original system alone.

Townhouses make up about three in ten Linton Hall owner homes, and Victory Lakes alone counts 609. A townhouse has a narrow back wall to spare, and the outdoor unit plus the cover over its refrigerant lines both land on the exterior. Prince William’s own permit page tells owners to check their HOA’s covenants before exterior work, and Victory Lakes routes such changes through its Covenants Committee, so pin down the outdoor unit’s spot first and the indoor head’s second.

The county lists any change to a home’s heating and air conditioning, and any new electrical circuit, as work that always needs a permit, and a mini split install typically touches both. Condo buildings, home to about three in a hundred Linton Hall owners, count as commercial projects under the county’s rules.

The ZIP also holds 237 houses finished before 1980, 37 of them before 1940. A house that old may have gone most of its life without ducted heat, and threading ductwork through finished walls is the costly way to cool it. Heads in the rooms that need them are the gentler route.

What it costs

What a ductless mini split costs in Bristow.

Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

  • Ductless mini split, one zone, installed$7,000 to $10,000
  • Ductless mini split, two zones, installed$11,000 to $15,000
  • Ductless mini split, three zones, installed$12,500 to $18,000
  • Ductless mini split, four zones, installed$16,000 to $21,000
  • Ductless mini split, five zones, installed$19,000 to $25,000
  • Ductless mini split, six zones, installed$23,000 to $30,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

When it’s the right call

When a ductless mini split makes sense in Bristow.

The basement rec room is the coldest spot in January

A Bristow basement finished years after the house often borrowed a register or two from the nearest trunk line, and that’s seldom enough against a slab floor and foundation walls. A head sized for that room gives it heat and cooling on its own setting.

The top floor runs hot

In a three-level townhouse the heat rises to the bedrooms, and one thermostat can’t please two floors. A head upstairs gives that floor its own setting.

One room is always wrong

The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

Who signs off on a mini split in Bristow.

Prince William County

Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.

Choosing who installs it

How to pick the best mini split installer in Bristow.

Questions worth asking anybody who quotes you, us included.

  1. Did they place the outdoor unit with your HOA in mind?

With Victory Lakes or any association that reviews exterior changes, ask where the condenser and line cover will sit before the price is final, so the plan isn’t redrawn after the committee meets.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from Bristow.

Will Prince William County want a permit for a Bristow mini split?

Yes, as a rule. The county treats any heating and air conditioning change, and any new circuit, as permit work, and a ductless install normally involves both. Condo buildings follow the county’s commercial rules instead.

Our Bristow basement office and the room over the garage both need help. What’s that cost?

Two rooms means two heads: $11,000 to $15,000 installed, usually off one multi-zone outdoor unit. Add a third room and it’s $12,500 to $18,000. The HVAC price estimator narrows it to your house.

How much does a ductless mini split cost in Bristow?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
