What’s in a Springfield house

A 1957 house and a 1984 townhouse, one town name.

Springfield’s four ZIP codes hold five Census places, and the median owner home in them runs from 1957 to 1984.

North Springfield and Kings Park, both in 22151, are the oldest. About two thirds of North Springfield’s homes went up before 1960, nearly all of Kings Park went up before 1980, and close to nine in ten owners in each heat with gas. Think gas furnace and gas water heater venting up one chimney, and supply pipe that started life as galvanized steel or early copper.

West Springfield, in 22152 with Rolling Valley, Orange Hunt and Cardinal Forest, is mostly 1960s and 70s, its median owner home built in 1972, about four in ten homes townhouses, two thirds on gas. Springfield itself, in 22150 along Backlick and Old Keene Mill Roads, mixes 1950s and 60s houses with condo buildings, and about a third of its homes are rented.

Newington Forest, in 22153 with Saratoga, is the odd one out: built mostly in the 1980s and 90s, about half townhouses, and three in four owners heat with electricity. Heat pumps, electric water heaters, and the years grey polybutylene supply pipe was going into new houses.

Heating

Fairfax County’s code makes the homeowner the owner of the whole lateral, house to county main, including the part under the street. Under a house from the 1950s or 60s it may be the pipe the builder laid, which is why a camera comes before any talk of digging.

My Springfield house is older than 1972. Does it have a pressure reducing valve?

Maybe not. Fairfax County’s plumbing code started requiring one on December 4, 1972, and most of Kings Park and North Springfield is older than that. If a house built before then has no valve and the pressure runs over 80 psi, Fairfax Water’s rules say it will provide the valve, with installing and keeping it up at the owner’s expense. Check the pressure at an outside spigot first.

Is a heat pump normal in a Newington Forest townhouse?

Very. About three in four owners there heat with electricity, and in a 1980s townhouse that usually means a heat pump with electric strips as backup, often next to an electric water heater. It’s the reverse of Kings Park and North Springfield, where close to nine in ten heat with gas.

Do I need a permit to replace a gas water heater in Springfield?

Yes. Fairfax County wants a permit for any gas appliance swap, like for like included, plus a chimney vent certification. How hard is the water in Springfield?
