What’s in an Ashburn house

Built in two waves: 20147 around 2000, 20148 around 2010.

Much of Ashburn went up in the same few years, so original equipment tends to wear out on the same schedule. Fewer than three Ashburn homes in a hundred are older than 1980.

  • Polybutylene
  • CPVC or PEX
  • Gas furnaces
  • Heat pumps

20147, where Ashburn Farm, Ashburn Village and Belmont are, came first. Its median owner-occupied home dates to 2001, about four in ten of its homes went up in the 1980s and 90s, and about a quarter are condos and apartments. Houses from the late 80s and early 90s fall inside the years grey polybutylene supply pipe went into Northern Virginia homes, so it’s worth knowing what yours is plumbed with.

20148, Brambleton and Broadlands among it, is the newer half: a median owner home from 2011, nearly nine in ten homes built since 2000, and about four in ten of them townhouses. That age means many of its furnaces, air conditioners and water heaters are likely still the ones the builder put in.

The newest corners are One Loudoun, Moorefield and Goose Creek Village, each with a median owner home from 2014 or 2015, and townhouses lead in all three. Propane is rare in Ashburn except in Goose Creek Village, where about one owner in ten heats with it.

What we fix in Ashburn

The furnace, the air conditioner and the pipes, one company.

A dedicated HVAC team and a dedicated plumbing team, with an office on Endicott Drive in Ashburn and our shop on Lafayette Center Drive in Chantilly. More of our Ashburn visits are about replacing a heating and cooling system than in any other town where we work regularly, and water heaters come up more than almost anywhere.

Heating

Ashburn’s heating and cooling service calls lean toward winter more than any other town’s. About eight in ten owner homes heat with gas and most of the rest with electricity, usually a heat pump. A few burn propane, and we work on propane furnaces too. Our Ashburn furnace repair page prices the common repairs.

Cooling

Many outdoor units put in during the 2000s run on R-22, a refrigerant whose U.S. production and import ended in 2020; the nameplate on the unit says which one yours takes. Everyday repairs are priced on our Ashburn AC repair page, and duct cleaning and dryer vent cleaning each have an Ashburn page of their own.

Plumbing

Builder tanks from the 2000s are now past a typical tank’s working life, and Ashburn’s water is hard enough to leave scale in every one of them. Water heater replacement and the yearly flush are both priced on our Ashburn pages. If your house went up in the late 80s or early 90s, our polybutylene guide covers what to look for.

What it costs

The same price book in Brambleton and in Belmont.

Ashburn pays what every town we serve pays, and you have the number in writing before anyone picks up a tool.

  • AC run capacitor replaced$240 to $370
  • Refrigerant topped up$190 to $740
  • Condensate drain cleared$175 to $420
  • Repair diagnostic visit$99
  • Drain cleaning, one fixture$200 to $800
  • Main sewer line cleaning$550 to $1,650
  • Leak detection$200 to $500
  • Pressure reducing valve replacement$500 to $1,000
  • Water heater, tank, installed$2,757 to $7,494or $30 to $80 a month

Each line comes off the price book behind our plumbing page and our AC repair page. For a new water heater, the water heater estimator puts the Loudoun County permit inside the number.

If the furnace or the air conditioner is the one the house came with, the HVAC estimator gives the installed range for your square footage first.

Ashburn paperwork

Loudoun County for permits, Loudoun Water for water and sewer.

Your water

Ashburn homes on public water buy it from Loudoun Water. It doesn’t print a hardness number; for current figures it sends you to Fairfax Water’s Corbalis plant on the Potomac, part of its supply, which averaged about 7.5 grains per gallon across 2025 and topped out at 10.8.

Reports: Loudoun Water, points you to Fairfax Water’s figures.

Your permit office

Ashburn is unincorporated, so every permit comes from Loudoun County. Replacing a gas furnace or a gas water heater, propane included, still takes a county gas permit. Since October 1, 2025, new gas work needs plan review, but a replacement that doesn’t add BTUs or move the appliance is spared it. An electric unit replaced where it stands is exempt under Virginia’s building code.

Permit pages: Loudoun County.

Your sewer line

From the house to the edge of the public right of way, the sewer pipe is yours to keep clear and repair. Past that line only Loudoun Water digs, and when a plumber replaces your section, a Loudoun Water inspector sees it before the trench is backfilled. The pressure reducing valve where the water line enters the house is yours too.

Tyler and Moises were highly professional from start to finish, wearing boot covers to respect my home, and thoroughly explaining their findings. I went with their quote, the best price I got, to replace my entire furnace and air conditioning unit.

Our water heater died on Friday night around 7:30pm. We called SwiftPro, and by 10pm we had quotes, a phone call explaining the options, followed by a signed contract and an appointment to have a new one installed Saturday morning. We’ve also used SwfitPro before for HVAC services, and each time they have been quick to respond, always pleasant to deal with, thorough in their work, and competitive and fair in their pricing.

Excellent experience from beginning to end. Prompt response when our AC went out on a 93-degree day. The technician explained the issues and did not try to upsell me on anything I didn’t need. Highly recommend.

SwiftPro came out same day to assess my system, provided a diagnosis and a quote to me on that initial visit and within 24 hours I had a completely new installed Carrier HVAC system.

Asked out loud

Questions we hear from Ashburn.

Does SwiftPro have an office in Ashburn?

Yes, a staffed office at 44679 Endicott Drive, Suite 211, Ashburn, VA 20147, with directions on Google Maps. It’s the same company and the same dedicated HVAC team and dedicated plumbing team as our shop at 4230 Lafayette Center Drive in Chantilly. We answer around the clock at (703) 997-9757.

Are Brambleton and Broadlands part of Ashburn?

For mail, yes: both use Ashburn’s 20148 ZIP code, and like the rest of Ashburn they sit in unincorporated Loudoun County. That means Loudoun County permits and, for homes on public water, Loudoun Water. SwiftPro charges the same prices there as in every other town it serves.

Does my HOA have to approve a new air conditioner?

It depends on the association and on where the unit goes. Brambleton’s Design Review Guidelines need no application to replace an air conditioner or heat pump in its original spot, on brackets or a pad; adding one or moving one needs approval first, and a unit you can see from the street or next door needs screening. Ashburn Farm keeps its standards behind a members’ login, so check yours before a unit goes somewhere new.

Do I need a permit to replace a gas water heater in Ashburn?

Yes, a Loudoun County gas permit, even when the new tank matches the old one. Since October 2025 a swap that keeps the same BTUs in the same spot skips the plan review, but not the permit. An electric tank replaced in place is exempt under Virginia’s building code. SwiftPro’s water heater estimator counts the permit in every price.

My air conditioner came with the house in the 2000s. Is it worth repairing?

Often, yes. A failed capacitor at $240 to $370 or a blocked condensate drain at $175 to $420 is worth fixing on almost any unit. The harder call is a refrigerant leak on an R-22 system: production of R-22 has ended, so a leak that keeps coming back is usually where the replacement conversation starts. SwiftPro tells you which side of that line yours is on, in writing.

From Belmont to Brambleton, tell us your street.

Say the neighborhood and roughly when the house went up. We’ll tell you what usually wears out first in a house that age, what it costs, and when we can be there.
