Ashburn duct systems split by decade, and townhouses stack them three floors high.
Ashburn’s duct systems come from two eras. In Ashburn proper, around Ashburn Farm and Ashburn Village, roughly half the homes date from 1980 through 1999, and a house that age usually has sheet-metal trunks with a large return grille or two drawing from each floor. Brambleton’s median home is from 2011 and Moorefield’s and One Loudoun’s from 2015, and there the runs off the trunk are mostly flexible duct, often in an attic, where they get crushed or pulled loose as easily as they get dusty.
About four in ten Ashburn homes are townhouses, and in Loudoun Valley Estates, Moorefield and Goose Creek Village they’re the majority. A three-level townhouse often has the air handler up in the attic or tucked into a top-floor closet, so the ground floor’s registers sit at the far end of the longest runs, and the camera goes down to those, not only to the registers beside the unit.
Rentals cluster in a few corners: about seven in ten homes in University Center are rented, about half in Goose Creek Village and almost two in five in Moorefield. For a landlord, the gap between one lease and the next is when the rooms are empty and a cleaning is simplest, and the photos and our receipt record what the ducts looked like when the next tenant moved in.
Broadlands and Belmont lean single-family, with close to six in ten homes in each a detached house, and a big detached house often has a second system for the top floor or the basement. We photograph and quote the two separately, and a system that’s clean on camera stays off the bill.

What duct cleaning costs in Ashburn.
The same price book as our air duct cleaning page, for a home up to 2,000 square feet on one system. We look first: the tech takes a cover off, puts a camera in and photographs what’s in your ducts, then shows you, so you see their current condition before you decide. No charge, including when yours are fine. Then you get the price in writing, then we clean.

A second system bills at 90 percent of the tier, because it’s isolated and cleaned on its own. The calculator on our air duct cleaning page does the arithmetic for a bigger house.
The dryer vent cleaning is the yearly one, and it’s in Comfort+ membership at $199 a year along with a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.
When duct cleaning is worth it in Ashburn.
You finished the basement
Finishing a basement usually means new branches cut into the existing trunk, and the system tends to run while the drywall gets sanded. That dust settles in the ductwork closest to the work, and the photos show whether it did.
The house is new to you, not new
A 2005 house has had twenty years of filter changes, some of them missed, and the system may have run while the drywall went up. Nobody has looked inside since.
The dryer takes two cycles
In a townhouse the vent usually runs a long way to the roof or the back wall. When clothes stop drying in one cycle, that line is the first thing to check, and it’s the one with a fire risk behind it.
What the county says about dryer vents.
Loudoun County
Ashburn Volunteer Fire and Rescue, one of the companies in Loudoun County’s fire and rescue system, says the dryer vent, from the back of the dryer to the outside of the house, should be cleaned at least once a year, and that longer drying times are a sign it’s clogged. Source.

Questions to ask anybody who quotes you, us included.
Is every floor of the townhouse in the quote?
On a three-level Ashburn townhouse, ask whether the price includes the supplies and returns on all three floors or only the ones near the air handler. The lowest floor is the farthest from the unit and the easiest one to leave out.
Do they look before they quote?
Ask whether they’ll put a camera in and show you photos of what’s inside first. A price given at the door, sight unseen, is a price for the average house, not yours.
Do they clean the returns, or only the supply vents?
The returns are the big grilles that pull air back to the system, and they’re the side that collects dust. A job that only counts supply registers leaves half the system alone.
Is the price for the whole system, in writing?
Ask what it covers: every supply and return, the main trunk, the blower compartment. The $59 mailbox coupon covers getting somebody into the attic.
What our customers say.
Aaron, Kaiden, Oscar, Derek and Felix did a great job installing an HVAC unit and cleaning out the ducts and dryer vents, which were very difficult to access! They were all very professional!

Duct cleaning questions from Ashburn.
Does a newer Moorefield or One Loudoun townhouse need its ducts cleaned?
Often not yet. A system under ten years old may well look fine on camera, and when it does we’ll say so and suggest you stick with filter changes. The exception is construction dust left over from the build, and the photos settle that either way.
Can you do the dryer vent while you’re here for the ducts?
Yes. With a duct cleaning, dryer vent cleaning is $199; booked by itself it’s $298. In a three-story Ashburn townhouse the hood is often up on the roof or high on the rear wall, so mention that when you book and the right ladder comes along. Our Ashburn dryer vent cleaning page covers the rest.
Do you clean ducts in University Center condos?
Yes, when the system belongs to your unit. University Center is mostly condo and small apartment buildings, where the air handler usually sits in a closet in the unit with short runs to each room, so the photos and the cleaning go quickly. Anything the building shares is the association’s, and your condo documents say which parts are yours.
How much does air duct cleaning cost in Ashburn?
$598 for Whole Home Air Duct Cleaning, regularly $798, on a home up to 2,000 square feet with one system, $298 for Return Air Duct Cleaning, and $1,798 with an ActivePure air scrubber installed. A dryer vent is $298 on its own or $199 added to a duct cleaning.
Is it worth it?
Sometimes, and the camera photos are how you find out. If the duct walls are furred over, cleaning takes that out of the loop your air runs through, and the before and after are obvious. If the metal is clean, it isn’t worth doing and we’ll say so. The EPA’s position is that routine cleaning hasn’t been shown to prevent health problems, so we don’t sell it that way.
