Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in Ashburn

In Ashburn, no hot water is often the vent fan, not the burner.

Better than eight in ten Ashburn owners heat with gas, and nearly all of those houses have a gas water heater beside the furnace. In the townhouses and the newer singles without a masonry chimney, that tank often vents out the side of the house through a plastic pipe, pushed by a small fan on top. When that fan or its pressure switch fails, the burner won’t light at all, and the house runs out of hot water even though the gas is fine.

Seven in ten owner homes here were built since 2000, so plenty of Ashburn tanks are on their second install. That matters for a repair. A thermocouple, an igniter or a vent fan on a tank with life left in it is worth fixing. A tank in a Broadlands basement that is weeping at the seam is not, and we’d show you the rust line before we talk about parts.

About four in ten homes in Ashburn are townhouses, and the tank often sits in a closet on a finished floor, sometimes over a kitchen or a family room. The pan underneath is supposed to catch a slow leak and carry it to a drain, but plenty of them just hold the water until it spills over. If you see water in that pan, call before you see it on the ceiling below. In a condo building, check with the association before anyone shuts off a shared valve.

The first thing we do on a no-hot-water call is find out what the tank is telling us. Most gas tanks made in recent years have a status light on the control that blinks a code, and the power-vent models have their own. Reading it, then testing the part it points to, is how the repair price you get in writing is for the right part.

By the numbers

Ashburn houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Ashburn

  • Built before 1980hardly any Census
  • Built since 2000about 7 in 10 Census
  • Most homes aresingle-family houses, about 4 in 10 Census
  • Heated withgas, about 8 in 10 Census
  • Rentedabout 3 in 10 Census
  • Most houses here heat with gas, and most of those have a gas water heater too, where no hot water usually comes down to the pilot, the thermocouple or the gas valve.
  • Newer houses often have a power-vent gas tank, with a fan and a pressure switch on top that can fail on their own.

The signs

When a Ashburn water heater needs a repair.

The outlet behind the tank tripped

A power-vent water heater plugs into a wall outlet. A tripped GFCI or a popped breaker leaves the fan dead and the burner off, and that’s worth checking yourself before anyone comes out.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in Ashburn.

Questions to ask anybody who looks at your tank, us included.

  1. Did they read the code on the gas control?

A blinking light on the control is the tank’s own diagnosis. Whoever reads it and tests that part first is fixing what failed, not guessing.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions

Water heater repair questions from Ashburn.

Why does my Ashburn water heater have a fan on top?

With no chimney to use, the builder vented it through the wall, and the fan pushes the exhaust out. The fan motor, its pressure switch and the plastic vent line are all common repairs.

My water heater pan has water in it. Is that urgent?

Not yet, but it’s the time to call. Water in the pan can be a relief valve, a fitting or the tank itself, and in a townhouse closet it’s sitting over finished space.

How much is water heater repair in Ashburn?

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.

Should I repair my water heater or replace it?

Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
