Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Catlett
The village water system is run by the Fauquier County Water and Sanitation Authority. Its own report describes two drilled wells, 264 and 270 feet deep, that pump up to an elevated storage tank, and the height of that tank is what gives Catlett its pressure. Pressure from a tower is steady and fairly gentle, which is easy on a water heater. It also means a tank here usually fails from age or a bad part, not from pounding.
About half of Catlett owners heat with electricity and nearly three in ten with propane. So the common repairs are elements and thermostats on one side, and a pilot, thermocouple or gas control on the other. Nearly all homes are detached and the median was built in 1990, so most tanks sit in a basement or crawlspace, where a drip can run for weeks before anyone sees it.
One check that is worth doing in any house with steady pressure: the relief valve on the side of the tank. If it drips, the cause may be pressure creeping up when the tank heats, or a valve that is worn out. Some Catlett houses have a closed system, with a check valve at the meter, that has no place for that expansion to go. A small expansion tank is the fix. We will tell you if one is missing.
Houses outside the village service district are on their own wells, with a pressure tank in the basement. A pressure tank that has lost its air cushion causes pulsing at the taps, and people blame the water heater. We look at both before we say which one is the problem.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 20119 as a whole: every Catlett address, the village included. The Census place for the village alone has too few homes for steady figures.
The signs
A valve that drips after every heating cycle is telling you something. Put a bucket under the line and call before it starts running all the time.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A closed plumbing system needs one. Without it, the relief valve takes the abuse, and a tank can age faster.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

SwiftPro delivered and installed a 75 gallon AO Smith water heater. Zabi was very professional in his communication, plumbing, testing, and cleanup. Good crew to move new heater to basement utility room and take out the old heater.

Questions
The Authority’s report doesn’t print a hardness number for Catlett, so we won’t guess. A sink test kit tells you in a minute, and a look inside the tank tells us more.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
