Check for grit in a bucket
Drain a bucket from the hot tap and let it sit. A layer of fine sand or rust on the bottom means the tank is collecting sediment, and the burner or lower element will pay for it.

Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Triangle
Triangle is a gas town. Three in four owners heat with it, six in ten homes are detached, and the tank in most of them runs on gas too. Nearly half the houses went up since 2000, so most tanks here are modern, sealed-burner models. Their usual faults are small: a sensor, a screen, an igniter.
Then there are the houses out past the Prince William Water lines, along Joplin, Johnson and Williams Roads, which are likely on private wells. A well changes the repair. Well water can carry sand, iron or heavy minerals into the tank, and that grit has to go somewhere. On a gas tank it settles on the bottom, right over the burner, and the tank begins to rumble and pop. On an electric tank it buries the lower element until it burns out.
Well water also brings a second source of trouble: the pump. If the pump drops pressure or sputters, a tank can lose its fill and the burner can run dry. That is a plumbing question, not just a heater question. We look at both ends before we write anything up.
The older houses around Graham Park, about one in six in town built before 1960, are a different case. Their tanks may be on a chimney and have an older, standing pilot. We replace thermocouples there all the time.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
The signs
Drain a bucket from the hot tap and let it sit. A layer of fine sand or rust on the bottom means the tank is collecting sediment, and the burner or lower element will pay for it.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A well is a different water source with different problems. A plumber who doesn’t ask may miss the cause of a repeat failure.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions
Sediment from the well is the usual cause. It burns out lower elements and clogs burners. A filter ahead of the tank helps, and we can talk through that after the repair.
A garage tank sees cold and drafts. Wind can blow out a standing pilot, and a cold garage makes a tank work harder. Both are worth mentioning when you call.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
