What’s different in Triangle

Melrose Gardens to Stonewall Manor: Triangle’s sewer laterals, by the utility’s own map.

Prince William Water’s sewer map draws each private lateral, the pipe from a house to the main in the street, and records what it’s made of. Inside the Triangle Census area it lists about 1,800 in service, and roughly 760, four in ten, are recorded as Orangeburg, dated 1950 into the mid 1970s. Orangeburg is wood fiber soaked in coal tar. After a few decades underground it sags out of round and opens seams a root will find.

The Orangeburg sits in clusters. In Melrose Gardens, the attached homes on Purvis Drive and Melrose Avenue platted in 1953, all but one of 213 laterals on the map are Orangeburg. So are all 64 in Barnette Forest, off Red Oak Lane, and 139 of 141 in Graham Park Shores along Cabin Road. Scelzi and Amidon look similar.

The utility has redone much of its own side: roughly half the public main laid under the Triangle area before 1980, mostly concrete and clay, has been relined, most of it from 2010 to 2017. That work stops where your lateral joins the main, so on the older streets the newest pipe in the run is often the utility’s under the road and the oldest is yours under the yard.

Stonewall Manor, off Kerill Road and Pier Trail Drive, was platted from 2003 to 2007, and Garrison Woods, Moncure Woods and Cramers Ridge in 2004 and 2005. Their laterals are mostly PVC on the map, with a few dozen in Stonewall Manor in ductile iron. Out Joplin, Johnson and Williams Roads, the county still maps parcels on septic. SwiftPro does no septic work, so these prices are for lines that drain to Prince William Water’s sewer.

The utility’s map lists Orangeburg under nearly every lot in both. Only a camera tells you whether yours is still the original, and once you close, whatever it finds is yours to fix.

A newer house nobody has looked under

Plastic pipe doesn’t rust, but the trench it was laid in can settle and leave a sag that holds water and paper. If the line has never had a camera in it, nobody knows.

Water comes up the floor drain

When the washer empties and water rises in the basement floor drain, or a toilet gurgles while a sink runs, the main line isn’t carrying it all away. The camera shows why.

  1. Will they confirm the pipe instead of guessing from the year?

    A 1950s or 60s address is a strong hint, not proof: a lateral may have been replaced since, and a record can be wrong. Ask them to show on the footage what the pipe is made of and where it changes.

  2. Will they show you what the camera finds?

    Ask to see it and to keep a copy. “It’s roots” with nothing to show for it is a guess, and a guess is a bad reason to dig up a yard.

  3. Do they line and dig, or only one?

    A company that only digs tends to see a dig, and one that only lines tends to see a liner. We do both, so the footage decides, not the truck.

Who owns the sewer line from my Triangle house?

The stretch on your lot is yours. Prince William Water puts the lines on private property on the owner, and its standards manual requires the utility’s own lateral permit and inspection before an outside section is repaired or replaced. The capped cleanout near the edge of the yard is usually where our camera goes in. Inside the Town of Dumfries, sewer work also takes the Town’s plumbing permit.

How do I know whether my Triangle line is Orangeburg?

On Prince William Water’s map, Orangeburg turns up only under Triangle lots dated 1950 to 1974. Past that, only the camera tells you for sure, and on a line that old it should go in before any cutting tool, since a cutter can shred a fiber wall.

How much does a sewer camera inspection cost in Triangle?

Should I get a sewer camera inspection before I buy a house?
