A 1950s house that has outgrown its tank
Some Triangle ranches grew a second bath or a finished basement and still run one 40 gallon tank. A tankless meets that new demand and returns the floor space, provided the old gas line can be replaced.
In Triangle, a tankless water heater installed is $8,886 to $10,486. That’s after $500 off any size, the best water heater deal we have. Call SwiftPro, rated 5.0 stars across 1,130 reviews, at (703) 997-9757, 24 hours a day, 7 days a week.

Where you land in the range is mostly the gas line. A tankless burner fires far harder than a tank’s, so an older line sized for a tank often has to be upsized from the meter. We look before we quote, so that’s in the number, not a surprise.
A tankless unit’s heat exchanger scales up in hard water, so it wants a descale every year: $300 right now, regularly $350. We’ll show you the inlet screen and what came off it.
What’s different in Triangle
Three in four Triangle owner homes heat with gas, which makes tankless possible for most. The houses split in two. About one in six predates 1960, in plats like Carborough Heights, Mockingbird Heights and Amidon. A big share of the rest went up in the 2000s, in Kerill Woods, Cramers Ridge, Lionsfield Valley and Garrison Woods. They need very different things.
In the 1950s ranches and cape cods, the gas line was run for a small furnace and a small tank. Going tankless there usually means a larger line from the meter, and the old masonry chimney cannot be used for a condensing unit. The venting leaves through PVC in a side wall instead, and the basement or utility room often has an outside wall for it.
The 2000s subdivisions are the other end. A gas line from that era more often has room, so the work shrinks to the exhaust pipe, the intake and a place for condensate to drain. Garrison Woods and Lionsfield Valley were both recorded in 2004, so their original tanks are now about twenty years old.
Port O’Dumfries is the odd one: townhouses on Masthead Trail and Tavern Way with Triangle mail, but inside the Town of Dumfries, built between 1972 and 1987. An end unit there has a side wall for the vent. A middle unit has very little outside wall, which can settle the question before the gas line does.

Is it worth it
Some Triangle ranches grew a second bath or a finished basement and still run one 40 gallon tank. A tankless meets that new demand and returns the floor space, provided the old gas line can be replaced.
If the original tank is past ten years, the choice is coming either way. Pricing tankless now, while you still have hot water, beats deciding the morning it leaks.
When two showers and the dishwasher empty the tank before everyone’s done, a tankless heats as you use it. It won’t run dry, but it has a flow limit, so it’s sized to how many taps run at once.

Choosing who installs it
Questions to ask anybody who quotes you a tankless, us included.
An older Triangle house has a line sized for a small tank. If the quote reuses it, ask why, and ask what the burner pulls compared to what the pipe can carry.
A tankless burner can draw several times what a tank does. A quote written without checking the line from the meter is a quote that grows on install day.
What matters is how many showers and faucets run at the same time, and how cold the water comes in during winter. Ask what flow rate they sized it for and why.

Questions
It does: about a third of Triangle homes are rented, and a tenant cannot change the water heater without the owner’s say. Ask the owner, and we will quote either of you.
Most do, with a bigger gas line and a new vent through a wall. We look at both before we quote.
Usually not on your own. About one Triangle home in six is in a condo or apartment building, where the building owns the gas risers and the vent walls. Start with the association or landlord.
Installed, $8,886 to $10,486, with the gas line work, the venting, the condensate drain and the permit in that number. A gas tank on the flue you have is $3,238 to $5,485, so the gap is what you pay for the floor space and the hot water that keeps up.
It never empties, because there’s no tank to empty. It does have a limit on how much hot water it makes per minute, and in January, when the water comes in cold, that limit drops. Sized to the number of showers you run at once, a family doesn’t notice.
