Colonial Falmouth and postwar Ferry Farm in 22405, newer streets out Warrenton Road in 22406.
The two ZIP codes are a generation apart. In 22405 close to four homes in ten went up before 1980 and about one in eight before 1960; in 22406 six in ten have gone up since 2000, and the typical owner home dates to 2004.
Falmouth sits where Cambridge Street, Route 1, meets Warrenton Road, Route 17, beside the river: one of the earliest colonial settlements in the area and now a National Register Historic District. The Census place around it counts about 1,500 owner homes, half built before 1980, and more than half of them heat with natural gas. A house that age rarely holds one kind of pipe, since each owner tended to replace only the stretch that failed.
Ferry Farm and Chatham Heights are the postwar neighborhoods, and Stafford County Utilities is rebuilding under both. In Ferry Farm it’s swapping two-inch water lines a developer laid around the 1950s for six-inch mains and moving meters from behind the houses to the front, with sewer relining planned. In Chatham Heights it’s replacing water lines put in around the 1960s.
22406 is the newer side, running west along Warrenton Road through England Run and out to rural Hartwood. Natural gas heats about 45 percent of its owner homes and propane about one in nine, against about one in twenty in 22405. About one home in six there sits in a building of five or more apartments or condos, while 22405 is almost all houses.

Heating
In 22405 about half the owners heat with electricity and about four in ten with gas, so a cold house there may mean a heat pump stuck on its backup strips or a gas furnace that won’t light. About one owner in twenty still burns oil; we don’t repair oil burners, but we’ll price the heat pump or gas furnace that takes its place.
Cooling
A system installed when a 22406 house was new in the 2000s is getting close to twenty years old, about when compressors and coils start to give out. Before you sink money into one, ask us what the repair costs set against what a replacement does; the HVAC estimator answers the second half.
Plumbing
In Falmouth, Ferry Farm and Chatham Heights the older houses can still carry galvanized supply and cast iron drains, on County water and sewer. Past the County’s lines toward Hartwood, houses pump their own wells, and even Hartwood Elementary runs on well water. The pipes, fixtures, water heater and drains in the house are ours either way.

Your water
South Stafford’s water starts in Lake Mooney, which the County fills by pumping from the Rappahannock River. Its plan says the Lake Mooney plant supplies the southern part of the county, and its 2025 water quality report puts that plant’s output at 2.2 billion gallons for the year, with no hardness figure. Every few years the County trades its usual chloramine for chlorine alone for about a month to scrub the mains, and some people notice the taste or smell change.
Your permit office
Stafford County’s Building Division, at 1300 Courthouse Road in Stafford, permits work at these addresses, not the City of Fredericksburg. The Census puts all of 22405’s land and about 95 percent of 22406’s in Stafford County; the rest of 22406 is in Fauquier County, whose office applies there. Stafford’s permit FAQ adds two things worth knowing: HOA approval doesn’t replace a permit, and an irrigation system that needs a backflow preventer takes one.
Your sewer line
Your drains feed one of the County’s two treatment plants, Aquia or Little Falls Run, and your share of the pipe runs from the house to the cleanout. A sump pump, foundation drain or downspout tied into that sewer is a prohibited connection in Stafford: the County wants that water let out on a planted spot at least six feet from the foundation. In Ferry Farm, when the relining crews reach a street, the County asks neighbors to hold back on water while the liner cures.

My address says Fredericksburg. Am I in the City or in Stafford County?
With a 22405 or 22406 ZIP, almost certainly Stafford County. The Census Bureau’s ZIP files put all of 22405’s land and about 95 percent of 22406’s in Stafford, with the rest of 22406 in Fauquier. That means Stafford County Utilities for water and sewer and Stafford County’s Building Division for permits, and SwiftPro’s prices don’t change either way.
Why is the County digging up streets in Ferry Farm?
It’s replacing the old two-inch mains, laid by the developer around the 1950s, with six-inch lines and new hydrants, a phase at a time. Many Ferry Farm meters sit behind the house, so the County is moving them to the front and rerouting each service lot by lot with the owner. Expect short outages and some discolored water while your street switches over; if your house still has its original galvanized pipe, that’s a sensible time to price replacing it too.
My water bill jumped. How do I tell if there’s a leak?
Use Stafford County Utilities’ own test: turn everything off and watch the meter’s leak indicator. If it still turns after you close the main valve, the leak is in the line between the meter and the house, which is the owner’s; if it stops, something inside is running, and a toilet is often the culprit. Do I need a permit to replace a gas furnace in Fredericksburg?
Yes. Stafford County treats every gas- or oil-fired appliance as permit work, even swapped like for like, while a heat pump or electric furnace of the same type and size in the same spot is exempt. If the old furnace quits in January, Virginia’s building code lets the replacement start right away as long as the permit application reaches the County by the end of the next working day.
Do you work on oil burners, wells or septic out toward Hartwood?
Not the oil burner, the well pump or the septic tank; those go to their own trades. The rest of the house is ours: we price the heat pump or propane furnace that replaces an oil burner, and fix the pipes, water heater and drains in a house on a well. Out that way even Hartwood Elementary runs on well water, and the County’s plan expects a public line to reach it someday.
How cold does it get here for pipes and heat pumps?
Cold enough to plan for. NOAA’s Fredericksburg station on the Rappahannock, about 5 miles from the middle of 22405 and 22406, averages about 100 nights a year at or below freezing and three or four at 10 degrees or colder, and half of springs bring a freeze after April 6. On those nights a heat pump leans on its backup heat, and a pipe in an outside wall, a crawlspace or an outdoor faucet left hooked to a hose is the one that splits.
