Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Fredericksburg
On the Stafford County side of Fredericksburg, the owner homes are close to evenly split: a little over four in ten heat with gas, a little under five in ten with electricity, and about one in fourteen with propane. A repair here starts with which of the three you have. A gas or propane tank needs its burner side checked. An electric tank needs a meter on the elements and thermostats.
Eight in ten homes are detached, and plenty have a two-car garage with the tank against the wall. A garage is hard on a water heater. It sees cold in January, dust and lint all year, and the occasional bump from a car or a bike. A gas tank in a garage should sit up on a stand, and the burner needs clean air. If yours is on the floor with boxes stacked against it, move the boxes and call.
Nearly half of the homes were built since 2000, but about one in ten is older than 1960, and the Falmouth side has old houses with additions that nobody drew on a plan. A water heater in one of those may be tucked into a closet where the original builder never meant one to go, with a vent run that wanders. We trace it before we touch it.
The mix also means a lot of tanks in their middle stretch, not brand new and not worn out. A pilot, an igniter or a bad thermostat on a tank like that is the kind of repair that pays back, and a tank with a rusted bottom is not. We show you which one you have.
By the numbers

The signs
A cold garage slows recovery and can make a healthy tank seem weak. If hot water has been thin only since the cold snap, say so on the phone.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A tank that sits low or crowded by storage is a safety problem on top of the repair. A good tech mentions it.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
