Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Orlean
Orlean sits in the rural west of the Marshall ZIP, where the well pump and the electric tank stop together when the lines come down. On June 22, 2022, gusts estimated at 80 to 90 miles an hour hit the area from Ada to Orlean and put thousands of trees down, according to the National Weather Service event record. An outage like that, or a short one, is why an electric tank often fails when the power returns and not while it’s out.
Here’s the step that costs people an element. If the pump lost power or air got into the lines, the tank may hold air at the top. Switch an electric heater on in that state and the upper element can burn out in minutes. Open a hot tap, wait for a steady stream with no sputter, and only then put the breaker back on.
About two owner homes in three in the ZIP are electric, so that’s the usual story. The rest are mostly propane, whose pilots can go out when pressure changes or a gust comes down the vent. We relight and test one; if it won’t stay lit, the thermocouple is next.
If a breaker keeps tripping after power is back, or a tank that should be hot reads lukewarm, a burned element is the likely cause. That’s a small part and not a new tank, and we test it with a meter before we say anything else.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Orlean’s own ZIP, 20128, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20115 as a whole, the Marshall ZIP area Orlean sits in, Marshall included.
The signs
A steady stream from a hot tap means the tank is full. Only then switch the water heater back on.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
After an outage the element is the likeliest casualty. A meter reading in minutes saves you a decision you didn’t need to make.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Had the water heater replaced and a quote for my HVAC. Both technicians were friendly and helpful. Prices were decent. Would use again.

Questions
Many electric tanks draw more than a small generator can spare, so the tank is the first thing to leave off. Run the pump and the fridge, and let hot water wait.
No. A tank that sat without power is full of warm water. Just wait for a steady hot tap before you restore the power.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
