Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in Haymarket

In Haymarket about a third of the houses heat with electricity, and an electric tank fails differently.

Inside the Town, six in ten owners heat with gas and a little over a third with electricity. That is a bigger electric share than most of western Prince William, and it changes what a repair looks like. A gas tank in Haymarket tends to break at the pilot, the thermocouple or the gas control. An electric one breaks at a heating element, a thermostat or the reset switch, and the symptom is often lukewarm water, not cold.

Most of the Town’s houses went up in the 1980s and 1990s, which puts a typical tank here on its second or third run. That is a good time for a repair when the tank is clean inside and a bad time when it has been weeping. So we test the part, then look at the seam at the bottom and the fittings on top. If they are dry, you fix the part.

The gas in the Town comes from Columbia Gas of Virginia, and the Town’s utility list says so. Past the Town limits, in Dominion Valley, Piedmont and Bull Run Mountain Estates, some houses are on propane instead. Propane works like gas for a repair, with one difference: a low yard tank or a bad regulator looks exactly like a dead pilot.

A third of the Town’s owner homes are townhouses, and the tank usually sits in a utility closet on the main level. If a townhouse tank in a row has been leaking, the neighbor’s wall shares the damage. Call as soon as you see water at the base.

The signs

When a Haymarket water heater needs a repair.

Lukewarm, not cold

On an electric tank, lukewarm water usually means the upper or lower element is out. It is one of the cheaper repairs and one of the most common.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in Haymarket.

Questions to ask anybody who looks at your tank, us included.

  1. Did they check both elements, or only the first one?

An electric tank has two. Testing both with a meter takes two minutes and prevents a second visit.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions

Water heater repair questions from Haymarket.

I live in the Town of Haymarket. Does the historic district affect a water heater repair?

Not for work inside the house. Repairs to a tank in a closet or basement are no different here than anywhere else. A new vent through a front wall would be a different question.

How much is water heater repair in Haymarket?

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.

Should I repair my water heater or replace it?

Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
