Check the breaker, then the reset
If you have an electric tank and no hot water, look at the two-pole breaker in the panel and the red reset button behind the upper panel cover. Those two cause more no-hot-water calls than a bad tank does.

Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Chantilly
Fewer than six in ten Chantilly owners heat with gas, and about four in ten use electricity, which is a bigger electric share than most of the towns around it. In a lot of Chantilly houses you can’t guess the tank from the furnace. We ask, or we read the label, before anything gets opened.
Gas first. If the pilot won’t stay lit or the burner won’t catch, it’s usually the thermocouple, the igniter or the gas control, and a tank that’s otherwise sound is worth that repair. Electric second. A tank with no hot water at all often has a tripped reset or a failed upper thermostat, and one with lukewarm water has a dead element.
Six in ten Chantilly homes are detached, and most went up in the 1980s and 90s, so the tank is usually in a basement or garage with room around it. That’s good for repair. We can reach the burner, the elements and the drain without moving anything, and the visit stays short.
Where a repair stops making sense is when the leak is in the tank itself, not a fitting on top of it. A weep at the seam or a rusty puddle under the base means the steel is done. We’ll show you where the water is coming from before we say anything about parts, and the repair, if there is one, is priced in writing at the tank.

The signs
If you have an electric tank and no hot water, look at the two-pole breaker in the panel and the red reset button behind the upper panel cover. Those two cause more no-hot-water calls than a bad tank does.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
An electric tank has an upper and a lower thermostat. A tech who tests both and the elements is working through the actual list.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Arrived within an hour on a Sunday morning and provided great service.
Called SwiftPro around 5 am and their electronic system scheduled an appointment for us same day.
I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them

Questions
Look for a gas line and a flue pipe on top, or a thick cable going into a small box on the side. If neither is obvious, read the label.
Often not. A dripping fitting, a pipe nipple or the relief valve is a repair. Water from the bottom or the side of the tank itself is the one to worry about.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
