Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Warrenton
About six owner homes in ten inside the Town of Warrenton heat with gas, and the water heater usually does too. A gas tank that won’t stay lit has a short list: the pilot assembly, the thermocouple, the gas control, or a draft that blows the flame out. We test those in order, and before we leave we check that exhaust is leaving the house and not drifting in.
That’s why the Warrenton Volunteer Fire Company’s home safety checklist matters. It asks for a carbon monoxide alarm on every level of the home, none of them more than seven years old. A gas tank in a closet or a cellar corner is part of the reason for that alarm. Turn yours over and read the date.
About a fifth of the owner homes in town are townhouses, and another quarter are in small buildings or condos, so plenty of tanks live in closets. A closet tank needs air to burn and a clear top. Shelving creeps in over the years, and a boxed-in tank can run hot or sooty.
Out in New Baltimore, nearly half the owner homes are gas and about one in seven propane, and nearly half went up since 2000. Newer houses tend to have tanks that need a wall outlet as well as gas, so a tripped breaker is worth a look before we call it a gas problem.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what usually fails on the water heaters in houses like them.
| Place | Median home built | Most homes are | Heated with | What usually fails |
|---|---|---|---|---|
| New Baltimore | 1999 | single-family houses, nearly all | gas, about 5 in 10 | The pilot, the igniter or the vent fan on a gas tank. |
| Warrenton | 1993 | single-family houses, about 5 in 10 | gas, about 6 in 10 | The pilot, the igniter or the vent fan on a gas tank. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Inside the town limits, a little over 4 of the roughly 110 square miles the two Warrenton ZIP codes cover: the Historic District around Main Street, Leeds Square, and the streets off Broadview Avenue and Alwington Boulevard.
New Baltimore only. It’s the one Census place on the county side with mostly Warrenton mail, so the farms and lots beyond it aren’t in these figures.
The signs
Flip it over. If the date is past the seven-year mark, replace it before the next cold snap.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A gas tank that lights isn’t the same as a gas tank that vents. The check takes a couple of minutes and matters more than the part.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them
Questions
Replacing a gas tank inside the Town does, through the Town’s own Building office, and outside it Fauquier County issues the permit. A part swap on the tank you have is a repair, and we tell you where the line falls.
A healthy one isn’t. A flame that rolls out of the top, soot on the tank or a pilot that keeps blowing out are signs to shut it off and call.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
