Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in Marshall

In Marshall, iron in the water wears on a tank from the inside, and shows up in its parts.

FCWSA’s 2025 report for the Marshall system says two of its wells have very high iron and manganese, and that a greensand filter treats the water at the 17/66 wells. Whatever slips past a filter settles in a tank as a rust-colored silt. In an electric tank that silt buries the lower element until it overheats and quits. In a propane one it makes the burner labor.

About two owner homes in three in ZIP 20115 heat with electricity, so elements and thermostats are the usual suspects, and one in five uses propane. The propane tanks are mostly out on the farms and big lots past the village, on private wells where the iron question is the owner’s to test.

The village has houses from the 1920s to the mid-1940s on and around Anderson Avenue, and about a fifth of the owner homes in the ZIP predate 1960. In houses like that the tank often has a shutoff valve above it that has not closed in decades. We try it first. If it won’t hold, we tell you before anything comes apart, and we plan the repair around a valve we can trust. Salem-era frame houses are forgiving about parts and unforgiving about old plumbing.

About one owner home in ten is a townhouse, and a few more are in small buildings, where the tank is in a closet over finished floor. There we check the pan and the drain line before the part, since a slow weep over a finished ceiling is the expensive kind of surprise.

Marshall

ZIP 20115 as a whole: every Marshall address, the village included. The Census place for the village alone has too few homes for steady figures.

  • Median home built1986 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census

  • Rentedabout 3 in 10 Census
  • Many houses here heat with electricity, and an electric water heater fails differently: an element, a thermostat or a tripped reset.
  • Most homes here are detached houses with the tank in a basement or garage, where there’s room to work and a floor drain nearby.

The signs

When a Marshall water heater needs a repair.

Rust only on the hot side?

If cold runs clear and hot runs rusty, the tank is the likely source. If both run rusty, the supply is, and we look upstream first.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in Marshall.

Questions to ask anybody who looks at your tank, us included.

  1. Did they ask whether you’re on village water or a well?

Iron changes what we expect to find in the tank. A tech who asks is already thinking about the cause.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

I had a really pleasant personal experience with Swiftpro when my water heater went out. The pricing was very reasonable compared to the many other HVAC companies I sought quotes from. I highly recommend them

Questions

Water heater repair questions from Marshall.

Is iron why my heating elements keep burning out?

It can be. Silt from iron buries the lower element, and a new element in the same dirty tank can go the same way. We tell you if the tank looks silted up before we change one.

What if the valve above my tank won’t close?

Then replacing it is part of doing the repair right, because every later job on that tank depends on it. We point it out and put it in writing.

How much is water heater repair in Marshall?

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.

Should I repair my water heater or replace it?

Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
