Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Oakton
More than a third of Oakton homes were built before 1980, and plenty of those still have a gas tank vented into a masonry chimney, usually shared with the furnace. When a furnace gets replaced and the chimney is not relined, the old tank can end up with a flue too big for it. The exhaust cools, then backs up into the room instead of rising.
That’s why a pilot that keeps blowing out, soot on the draft hood or a burner that flames up is not just a part problem. We check the draft on a gas call in an older house, along with the thermocouple and gas control, before we call it a repair. If the vent is the issue, the part doesn’t fix it.
The other half of Oakton is newer. Close to half of homes went up in the 1980s and 90s, and a lot of those have electric tanks, since about four in ten owners here heat with electricity. For those the checklist is short: breaker, reset, then thermostats and elements. A tank in a finished basement should have a pan or a drain nearby, and if it doesn’t, a small leak can run a long way before you see it.
Nearly two in three Oakton homes are detached, so we usually have room to work. If your water heater is in a utility closet behind a finished wall, tell us when you call. The price for any repair is in writing at the tank, and the repair guide shows what we look at first.

The signs
Black marks around the top of a gas water heater, or a smell like exhaust near it, mean combustion gases may not be leaving the house. Turn it off and call us.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
On an older gas tank, a flame can look fine while the exhaust spills into the room. A draft test takes a minute and is the one that matters.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Jim was very professional, knowledgeable and polite plumber. He installed a water heater for us. After the installation he educated us on the maintenance and the new set up. I strongly recommend Jim/SwiftPro. Plus SwiftPro price was very reasonable/20% below other estimates.

Questions
A worn thermocouple is the common reason, but a downdraft from the chimney can blow it out too. We test both.
It can be. It means the exhaust may not be rising. Shut the tank off and call for a vent check.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
