Kill the breaker before the panel
Before anyone takes the cover off an electric tank, the breaker comes off. Those wires are live and the water is wet. That’s the rule we follow, and it’s the one to follow if you look yourself.

Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Burke
Burke is one of the few places we work where owners divide almost evenly: about half heat with electricity, and a hair under half with gas. The water heater tends to follow. That’s why the first thing a Burke repair needs is a look at the label. A gas tank and an electric tank fail in different places, and a repair for one has nothing to do with the other.
On the electric ones, there are three likely culprits. A tripped breaker is the cheapest to check. A tripped high-limit reset, the red button behind the upper panel, means the water got too hot and the tank shut itself off. A burned element gives you lukewarm or short showers. In the townhouses built in the 1980s and 90s, which make up nearly four in ten Burke homes, the tank usually sits in a closet or utility room with a dedicated 240-volt breaker, which is easy to find and easy to test.
On the gas ones, in the larger detached houses, expect the pilot, the thermocouple or the gas valve. About half the homes here went up between 1980 and 1999, and a tank original to one of those houses has likely already been replaced once. The newer ones have a sealed combustion chamber, and a clogged screen at the bottom can stop the burner from lighting at all.
Both kinds can be dangerous to poke at. Power off before you pull a panel, and gas off before you pull a burner. We do it daily, and you don’t have to.

| Burke | 1979 | single-family houses, about 6 in 10 | gas, about 6 in 10 | A thermocouple or a gas valve on an older gas tank. |
| Burke Centre | 1982 | townhouses, about 5 in 10 | electricity, about 7 in 10 | An element or a thermostat on an electric tank. |

The signs
Before anyone takes the cover off an electric tank, the breaker comes off. Those wires are live and the water is wet. That’s the rule we follow, and it’s the one to follow if you look yourself.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A tripped breaker or a reset is a two minute fix. If a tech skips those and quotes an element, ask what they tested.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions
It’s a safety. It trips when the water gets too hot, which usually means a failed thermostat or a shorted element. Pressing it again won’t fix either.
Gas tanks have a pipe feeding the bottom and a vent on top. Electric ones have a cable and a small metal panel on the side. Many townhouse closets here hold the electric kind.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
