What moves the price is the model and the path to it: a bypass model on an open basement furnace with a water line close by is the simple end, a fan-powered model in a tight closet with a long run for water and a drain is the other.

If the house already has a humidifier that stopped, we look at it first. Often it’s a crusted water panel, a closed saddle valve or a control that lost its wiring, and that’s a repair, not a new unit.

What’s different in Burke

In Burke the heat splits down the middle, and so does the humidifier.

Burke is the rare town where electric heat edges out gas among owners, about 51 percent to 48. That is almost a coin toss on your street. Gas furnace houses take a bypass Aprilaire. The heat pump houses take the fan-powered kind. We open the cover before choosing, because the two of them look alike from the basement stairs.

Most of Burke came in the 1970s and 80s, and nearly half the homes date from 1980 to 1999. Those houses are tighter than the 1960s ramblers in Annandale, so they hold moisture better. A mid-size unit is usually plenty, and cranking it hurts more than it helps once the glass starts to run.

Burke Centre is a planned community of the Commons, the Landings, the Oaks, the Ponds and the Woods, mostly in clustered townhouses. Many have a furnace or air handler in a hall closet or a small utility room off the kitchen. The humidifier fits there, but the drain line is the sticking point, so we find a route for it before quoting. Behind the closet door there is often just enough wall for a thin water line and a drain hose, and not much more, so measuring matters.

A humidifier lives entirely inside the house, so nothing about it shows from the street. If your community’s rules cover outdoor equipment, a humidifier isn’t part of that. Still, a quick look at your own paperwork costs nothing and settles it.

  • Most homes aresingle-family houses, about 6 in 10 Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 1 in 10 Census
  • Older houses let in more outdoor air, so they dry out faster and need a humidifier with more output to hold the number.
  • Houses from the 80s and 90s often came with a builder’s humidifier on the furnace, and many of those are still on the duct, switched off.

The signs

When a Burke house is too dry in winter.

Static in carpeted townhouses

Wall-to-wall carpet and dry air give you shocks on the stairs from December on. The zap on the banister is the clearest sign the house is under about 30 percent.

Static every time you touch a doorknob

A zap off every light switch in January means the air in the house is well under 30 percent. Outdoor winter air holds little water, and heating it dries it further.

Floors and trim open up gaps

Wood gives up water in dry air. Gaps between floorboards, a cabinet door that sticks, or a piano that won’t hold its tuning through winter all point the same way.

Choosing who does it

How to pick who installs a humidifier in Burke.

Questions to ask anybody who quotes you one, us included.

  1. Did they ask what kind of heat I have?

In Burke it’s close to even odds. The installer should open the cover and know if it’s a furnace or a heat pump before naming a model.

  2. Did they ask where the water and the drain come from?

A humidifier needs a water line and, for most models, a drain. Whoever looks for both before quoting is the one who won’t surprise you on install day.

  3. Did they say which kind, and why?

A bypass model, a fan-powered model and a steam model each suit different systems. Ask why theirs fits your furnace or heat pump, not just what it costs.

Moisés’ HVAC work is exceptional. He installed a return that completely resolved a static build up problem we had. He also installed a whole house humidifier that we are very pleased with. I’d trust SwiftPro for any of my HVAC needs!

Questions

Humidifier questions from Burke.

Is a humidifier hard to put in a Burke Centre townhouse?

Usually it’s a closet job. The challenge is getting the drain to a place that runs downhill, and that’s what we plan first.

Will it work if I have a heat pump?

Yes, with the right model. The fan-powered Aprilaire doesn’t depend on hot furnace air the way the bypass does.

How much is a whole-home humidifier in Burke?

It’s priced at your house, in writing, because the model and the work depend on your system, your ducts and where the water line is. If you have one that stopped working, the diagnostic visit is $99.

What humidity should the house be at in winter?

The EPA says keep indoor humidity between 30 and 50 percent. On the coldest nights we run it nearer the low end so windows don’t sweat, and an Aprilaire with an outdoor sensor turns itself down for you.
