Dry wood in an old farmhouse
Wide plank floors, plaster and a stairway of heart pine all show gaps by February. A humidifier slows that. It will not close what has already opened.

What moves the price is the model and the path to it: a bypass model on an open basement furnace with a water line close by is the simple end, a fan-powered model in a tight closet with a long run for water and a drain is the other.
If the house already has a humidifier that stopped, we look at it first. Often it’s a crusted water panel, a closed saddle valve or a control that lost its wiring, and that’s a repair, not a new unit.
What’s different in Philomont
Philomont sits up on the ridge, with long views and few windbreaks, and a farmhouse there takes the wind on every wall. The ZIP around it is a real mix: about one house in eight was built before 1960, a third between 1980 and 1999, and nearly half after 2000. For a humidifier that mix matters, because the exposed older house sheds moisture faster than the new house down the road and needs a bigger unit to hold the same number.
Heat comes from propane and electricity in equal parts, about 42 percent each, and gas is nearly absent at six in a hundred. We read that as bypass models on the propane furnaces and fan-powered models on the heat pumps. A house that has had both over the years, a propane furnace added to an old electric system, may have two sets of ducts, and we check which one reaches the bedrooms.
Most Philomont homes are detached on large lots, so there is rarely a neighbor’s wall to worry about. The common layout is a basement furnace with a floor drain, which is the easy case for a drain line. A second air handler in the attic or a crawlspace under an addition is harder, because the line has to get there without crossing anything that sits at winter temperatures.
Water usually comes from a well out here. A humidifier draws a small amount, a few gallons a day in January, and the pad catches the minerals. We don’t guess the hardness of a particular well, but a crusty pad at the first annual look is a sign, and the cure is changing it more often. If you have a humidifier that stopped, the $99 visit sorts out whether it needs a pad or a control.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Philomont’s own ZIP, 20131, is post office boxes only, so the Census Bureau maps no area for it. These are ZIP 20132 as a whole, the Purcellville ZIP area Philomont sits in, the Town of Purcellville included.
The signs
Wide plank floors, plaster and a stairway of heart pine all show gaps by February. A humidifier slows that. It will not close what has already opened.
A zap off every light switch in January means the air in the house is well under 30 percent. Outdoor winter air holds little water, and heating it dries it further.
Wood gives up water in dry air. Gaps between floorboards, a cabinet door that sticks, or a piano that won’t hold its tuning through winter all point the same way.

Choosing who does it
Questions to ask anybody who quotes you one, us included.
On a private well, ask how they handle a pressure tank and a pump that cycles. A humidifier water line needs steady pressure, and a good installer asks.
A humidifier needs a water line and, for most models, a drain. Whoever looks for both before quoting is the one who won’t surprise you on install day.
A bypass model, a fan-powered model and a steam model each suit different systems. Ask why theirs fits your furnace or heat pump, not just what it costs.

Questions
It works, but it works harder. A drafty house loses moisture to the outdoors as fast as you add it, so we aim lower in the coldest weather and size for the leakage.
Usually, if there is room for the unit and a cold-water pipe within reach. A fan-powered model is the right kind there, and the closet is the thing we measure first.
It’s priced at your house, in writing, because the model and the work depend on your system, your ducts and where the water line is. If you have one that stopped working, the diagnostic visit is $99.
The EPA says keep indoor humidity between 30 and 50 percent. On the coldest nights we run it nearer the low end so windows don’t sweat, and an Aprilaire with an outdoor sensor turns itself down for you.
