Window glass tells you first
Watch the bottom corners of the glass on a cold morning. Dry lower corners all winter mean the air is too dry; steady fog means you’re set too high. Our condensation guide walks through it.

What moves the price is the model and the path to it: a bypass model on an open basement furnace with a water line close by is the simple end, a fan-powered model in a tight closet with a long run for water and a drain is the other.
If the house already has a humidifier that stopped, we look at it first. Often it’s a crusted water panel, a closed saddle valve or a control that lost its wiring, and that’s a repair, not a new unit.
What’s different in Falls Church
A third of Falls Church homes were built before 1960, and the City’s detached bungalows and Cape Cods hold the old single-pane and early storm windows to this day. Those windows tell you what the air is doing. Fog on the glass in a mild week means the house is damp enough, and bare glass in a cold snap means it isn’t.
Almost seven in ten owners here heat with gas, which suits a bypass humidifier on a basement furnace. The remaining third run electric, mostly heat pumps added during a renovation. Falls Church has had a lot of those renovations, and a house with a new system beside an old duct trunk takes a little more planning. Houses on Lake Barcroft or in the streets around the Little City are the ones where we see this mix most often.
The older houses often have undersized ducts, since the trunk was sized for the original system. A humidifier adds a little airflow resistance and the supply pushes harder against it. We check the static pressure at the furnace before adding anything.
Nearly half of Falls Church homes are in apartment and condo buildings, and the City has its own building office. A single-family humidifier install usually needs little paperwork. A condo needs your association first, and we’ll tell you what to ask.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and the humidifier that usually suits houses like them.

|---|---|---|---|---|
| West Falls Church | 1957 | single-family houses, about 6 in 10 | gas, about 7 in 10 | A bypass model with more output, for a draftier house. |
| Bailey’s Crossroads | 1980 | condo and apartment buildings, about 6 in 10 | electricity, about 5 in 10 | A fan-powered model, since heat pump air runs cooler. |
| Idylwood | 1975 | condo and apartment buildings, about 4 in 10 | gas, about 5 in 10 | A bypass model with more output, for a draftier house. |
| City of Falls Church | 1964 | condo and apartment buildings, about 5 in 10 | gas, about 7 in 10 | A bypass model with more output, for a draftier house. |
| Lake Barcroft | 1958 | single-family houses, about 6 in 10 | gas, about 8 in 10 | A bypass model with more output, for a draftier house. |

The signs
Watch the bottom corners of the glass on a cold morning. Dry lower corners all winter mean the air is too dry; steady fog means you’re set too high. Our condensation guide walks through it.
A zap off every light switch in January means the air in the house is well under 30 percent. Outdoor winter air holds little water, and heating it dries it further.
Wood gives up water in dry air. Gaps between floorboards, a cabinet door that sticks, or a piano that won’t hold its tuning through winter all point the same way.

Choosing who does it
Questions to ask anybody who quotes you one, us included.
An old trunk can limit what a humidifier does. A good installer measures airflow before choosing a model, not just the furnace nameplate.
A humidifier needs a water line and, for most models, a drain. Whoever looks for both before quoting is the one who won’t surprise you on install day.
A bypass model, a fan-powered model and a steam model each suit different systems. Ask why theirs fits your furnace or heat pump, not just what it costs.

Questions
No. A humidifier fits most working furnaces and air handlers. If yours is near the end of its life, we’ll say so and let you time them together.
They can, on the coldest nights, if the setting is too high. An outdoor sensor lowers the target as the weather drops and keeps the glass clear.
It’s priced at your house, in writing, because the model and the work depend on your system, your ducts and where the water line is. If you have one that stopped working, the diagnostic visit is $99.
The EPA says keep indoor humidity between 30 and 50 percent. On the coldest nights we run it nearer the low end so windows don’t sweat, and an Aprilaire with an outdoor sensor turns itself down for you.
