Where you land in a range is mostly access: a closet off the hall on the first floor is the easy end, a top floor with no elevator or a condenser that has to go up by crane is the other.

Most condo systems are built to fit one closet or one wall sleeve, so the new unit has to match that footprint. We measure before we price, so nothing gets ordered that won’t fit.

What’s different in Falls Church

In Falls Church it’s MagicPak or hydro-air, and heat is half the question.

Almost half of Falls Church’s owner homes are in apartment and condo buildings, packed into a small city, and the ones we’re called to in 22041 and 22043, around Bailey’s Crossroads, Seven Corners and the streets off Route 7, are mostly one of two systems. Either a MagicPak, which is cooling and heat in one cabinet, or a hydro-air system, where a water-heated coil does the warming.

A MagicPak is a single box in the wall or on a pad. The heat comes from a strip of electric elements, called a heat kit, and the heat kit has to be swapped with the unit or the new cabinet won’t run. In March we replaced a Falls Church MagicPak and its heat kit together, so the owner didn’t end up with a new cooling side bolted to a worn-out heater.

Hydro-air is the other half. A hot water coil in the air handler gets its heat from a boiler or water heater, and the air handler can be replaced without touching the boiler. What matters here is the coil’s pipe size and where the building’s isolation valves are. Some buildings need the whole riser shut, and some let us valve off a single unit.

Six in ten owner homes in Falls Church were built before 1980, and the buildings that age were piped for hydro-air and sized for one cabinet. About a quarter date from 2000 on, which is where a closet air handler with a standard heat pump is more common. Our first job is to open the panel and read the plate.

The signs

When a condo system in Falls Church is ready to go.

The air blows, but the heat is weak

On a Falls Church MagicPak, a unit that cools fine but gives weak heat in January is usually a burned-out element in the heat kit. Heat kits are matched to the unit, so a replacement cabinet is often the better choice on an older one.

The building is older than the unit’s design

Older buildings often still run through-the-wall units or a water loop shared with the building. Parts for some of those are getting hard to find, which is when replacing beats chasing them.

It runs all day and the rooms stay warm

A condo system that never shuts off in July, or a bedroom that stays a few degrees off the thermostat, is usually a compressor or coil near the end. Repairs at that age tend to come back.

Choosing who replaces it

How to pick who replaces a condo system in Falls Church.

Questions to ask anybody who quotes your condo system, us included.

  1. Do they replace the heat kit, or just the box?

With a MagicPak, ask whether the quote includes the heat kit, the disconnect and the thermostat. A quote that leaves any of them out means a second visit later.

  2. Did they ask what system you have before quoting?

A First Co, a MagicPak and a water source heat pump are different jobs at different prices. Anyone who quotes without the model on the label is guessing.

  3. Did they ask about the association?

In Virginia, unless your condo documents say otherwise, the equipment that serves only your unit is yours to replace, but changing the outside of the building needs the association. Ask whether they’ll work with the management office on roof access or a wall sleeve.

Questions

Condo HVAC questions from Falls Church.

How do I tell a MagicPak from a hydro-air system?

A MagicPak is one cabinet and no separate furnace or boiler. A hydro-air system has an air handler with two water pipes running to it. The model plate on the cabinet says which, and a photo of it is enough for us to start.

Does the building need to shut off water for a hydro-air swap?

Sometimes. If the building has an isolation valve at your unit, no. If the valves are only on the riser, the management office has to schedule it, and we coordinate the shutoff window.

How much is a condo HVAC replacement in Falls Church?

$7,900 to $14,000 for a whole system, from our own condo jobs. A First Co runs $7,900 to $12,500, a MagicPak $8,500 to $13,400, a water source heat pump $9,100 to $10,300. Just the fan coil or air handler is $4,500 to $5,100.

Is the condo HVAC mine or the association’s?

Under Virginia law, unless your condo documents say otherwise, the parts that serve only your unit are yours, even a condenser on the roof or your patio. Parts serving more than one unit belong to the association. Check your documents; we’ll work with whoever owns it.
