What it costs

What drain cleaning costs in Falls Church.

Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

What’s different in Falls Church

Nearly half of Lake Barcroft went up before 1960, and the kitchen drain there is older than the kitchen.

Falls Church has some of the oldest houses in our area. A third of the City’s homes predate 1960, and in Lake Barcroft it is nearly half, with a typical owner’s house from 1958. A house that old has been remodeled at least once, and the pipe didn’t always get remodeled with it. The kitchen got new cabinets and a new sink, and the drain under the floor is the original one, with a new trap hooked up to it.

In a 1950s house that drain is usually cast iron, and in the oldest it can be galvanized steel, which rusts shut from the inside as scale builds. Galvanized drain pipe makes a particular kind of call: the sink drains slowly, you clear it, it drains for a week, and it slows again. A cable cannot undo years of scale, so we will tell you if the line is that far gone before we spend your time running it.

Remodels bring their own clogs. A 1950s house with a second bath added in the 1980s joins new plastic to old iron under the floor, and the joint between them is a step. Paper and hair catch on a step. When the new bath drains slowly and the old one doesn’t, ask what year it was added.

The City looks different: close to half of its homes are in apartment or condo buildings, so the first question on a drain call is whether the sink is in a unit or a house. For the single-family houses in the City and Idylwood, built in the 1960s and 70s, the clogs are cast iron in the kitchen and a tub drain plugged with hair. The condo version is the same, with the building’s pipe behind it.

Which clog it is

One slow drain, or the whole house backing up in Falls Church.

Old iron clogs in layers, not lumps

A 1950s kitchen line clogs a little at a time, and the layer builds on the pipe wall. A drain that has needed a cable every year for three years doesn’t have a clog problem. It has a pipe problem, and a camera look is the way to see how much pipe is left.

It clogs again every year or two

In houses this age the line to the street is often clay or cast iron, and roots find the joints. Clearing works, but if it keeps coming back, the camera says whether a repair would end it.

Only one sink or tub is slow

If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Choosing who clears it

How to pick the best plumber for drain cleaning in Falls Church.

Questions to ask anybody who offers to clear a drain, us included.

  1. Will they tell you if the pipe is too far gone for a cable?

With galvanized or heavily scaled iron, a good plumber says so and shows the camera, not just runs the cable and sends the bill. If the pipe is going, you want to know before you pay for the third clearing.

  2. Do they price it before they run the cable?

You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.

  3. Do they push chemicals or a new line on the first visit?

A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Plumber showed up on time and fixed my drain clog without issue. Very reasonably priced as well. Highly recommended.

Questions

Drain questions from Falls Church.

I added a bathroom to my Falls Church house. Why does the old one drain better?

Often it is the joint where the new plastic meets the old iron. Paper and hair catch on the step. Clearing the new branch from its fixture usually fixes it, and a camera shows the joint if it keeps coming back.

Is galvanized drain pipe a reason to replace it?

Not by itself. If it drains and clears well, it can stay. When a cable keeps coming back with rust flakes, or the line slows within a season, that is the time to look at replacement, and we’ll show you the picture first.

How much does drain cleaning cost in Falls Church?

One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.

Should I pour a drain cleaner in first?

Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
