What’s different in Falls Church

Falls Church has two heat pump worlds: brand-new buildings and 1950s houses with one bolted on.

Roughly three in ten owner homes in the City of Falls Church heat with electricity, and a bit more on the Fairfax County side. Those numbers hide a split. More than a quarter of the City’s homes went up after 2000, mostly in the mid-rise buildings along Broad and Washington Streets, and out in Merrifield the blocks around the Mosaic district are newer still. That’s where the electric heat lives. The older streets are mostly gas, with a heat pump sometimes added beside the furnace.

The newer pumps fail differently. A variable-speed unit from the last ten years rarely dies on a capacitor. It throws a code: a sensor reading out of range, an inverter board that won’t talk to the thermostat, a fault the outdoor board logs and the wall display shows as a number. Write that number down, or photograph the screen, before anyone resets it. It’s often the fastest clue we get, and a power cycle can wipe it.

In those mid-rise buildings the outdoor half is usually on the roof, sometimes dozens of units in rows, with a refrigerant line running down through the building to an air handler in your closet. A long line set like that makes a slow leak harder to find, and roof access runs through the building’s management. Let them know we’re coming and ask who holds the roof key. It saves a trip.

Then there’s the other Falls Church. In a 1950s Lake Barcroft or West Falls Church house with a dual fuel setup, the gas furnace takes over whenever the heat pump can’t, so a broken pump can go unnoticed for weeks. The house stays warm. The sign is a gas bill that climbs in mild November weather, or an outdoor unit that sits silent on a 45 degree afternoon when it ought to be running.

  • Most homes here heat with gas. Where a heat pump sits over a gas furnace, the furnace takes over in the cold, so a dead heat pump can go unnoticed until spring.
  • Older houses here often got a heat pump added later, sometimes beside the original furnace, so the first question is what’s actually heating the house.

What you’d notice

What a heat pump in trouble in Falls Church usually does.

Warm house, silent outdoor unit, rising gas bill

On a Falls Church dual fuel system, the furnace covering for a failed heat pump looks exactly like normal heat from inside. Step outside on a mild afternoon while the heat’s calling. If the outdoor fan isn’t turning and the furnace is, the heat pump side has quit.

Aux or emergency heat that never goes off

When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.

The outdoor unit is a block of ice

A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Choosing who fixes it

How to pick a heat pump repair company in Falls Church.

Questions worth asking anybody who comes out, us included.

  1. Can they read the fault codes on a variable-speed system?

A newer Falls Church heat pump with a communicating thermostat stores its own fault history. Ask whether the tech will pull those codes and explain them, instead of swapping parts until the error clears.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions

Heat pump questions from Falls Church.

My Broad Street condo’s heat pump is on the roof. Do I need to be there?

Usually not on the roof, but someone has to let us into the unit to reach the air handler and thermostat, and the building has to open the roof. Check your association’s rules for contractor access before the visit. The diagnostic is $99.

My dual fuel heat pump quit but the furnace still works. Is it urgent?

Not an emergency, since the furnace keeps you warm. It does cost you every day on gas. Often it’s a contactor at $290 to $425 or a defrost board at $450 to $1,150. For an inverter board on a variable-speed unit, the tech prices that part in writing before ordering it, and tells you if it’s time to look at replacement.

Why does my heat pump in Falls Church steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in Falls Church?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
