What’s different in Herndon

A heat pump town: what breaks first in Herndon, and what’s worth fixing.

Herndon leans on heat pumps more than almost anywhere else we work in Fairfax County. Inside the town limits six of every ten owner homes heat with electricity, and out in Hutchison, all those townhouses and condos off Centreville Road, it’s closer to three in four. So when the first real cold week hits, a lot of our Herndon calls are the same one: the outdoor unit is running, the vents are blowing, and the house still won’t get past 64.

The typical owner home in town went up in 1981. A heat pump from the early 2000s that’s still running in one of those houses is very likely on R-22, the old refrigerant. It’s no longer made, so a leak on that unit is a different conversation than a leak on a newer one. A failed capacitor or contactor is still a small fix on any age of pump. A big leak on an R-22 system usually isn’t worth chasing, and we’ll tell you that before you spend on it.

In the town’s townhouse rows the outdoor units sit side by side on pads out back, which makes it easy to compare. If your neighbor’s fan is spinning on a cold morning and yours is sitting silent with the indoor fan still blowing, that’s often the contactor or the capacitor. If yours is caked white while theirs shows wet coil, it’s stuck out of defrost. Either way, snap a phone photo of both before you call. It saves time at the door.

Dranesville and Franklin Farm are mostly detached houses from the 70s and 80s, and many of them run two systems, one upstairs and one for the main floor. When only one floor is cold, it’s one unit, and the repair is on that pump, not the whole house. Check which breaker and which thermostat go together before we get there, and we’ll start on the right one.

What you’d notice

What a heat pump in trouble in Herndon usually does.

The electric bill jumped and the house feels fine

In a Herndon townhouse with the air handler in a hall closet or the attic, the backup strips can carry the heat for weeks after the outdoor unit stops pulling its weight. Walk outside on a cold day: if the fan’s still and the house is warm, the strips are doing the work, and that costs you every hour they run.

Aux or emergency heat that never goes off

When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.

The outdoor unit is a block of ice

A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Choosing who fixes it

How to pick a heat pump repair company in Herndon.

Questions worth asking anybody who comes out, us included.

  1. Do they check the refrigerant before they quote a coil or compressor?

On a Herndon heat pump installed before about 2010, ask what refrigerant it runs. A tech who prices a big refrigerant repair without telling you the unit is on R-22 is skipping the part that decides whether the repair makes sense.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions

Heat pump questions from Herndon.

My Hutchison condo’s heat pump is on the roof or a shared pad. Who fixes it?

If the unit serves only your condo, it’s usually yours to repair even when it sits on common ground. Check your association’s rules before the visit so we can get to it, and let the manager know a tech is coming.

Is a 20-year-old Herndon heat pump worth repairing?

For a small part, yes, often. A capacitor runs $240 to $370 and a contactor $290 to $425, and either can buy you another season. For a compressor or a big refrigerant leak on an older pump, we’ll lay the repair and a replacement side by side so you can pick with the numbers in front of you.

Why does my heat pump in Herndon steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in Herndon?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
