What’s different in Manassas

Manassas runs on heat pumps, so outages and a City switch box can look like a broken unit.

Count owner homes inside the City of Manassas and exactly half heat with electricity, which in houses this age nearly always means a heat pump out back. Step over the line into Prince William County and it’s still close to four in ten. That makes the first hard freeze a heat pump week here. The calls that come in are about a coil gone white, air from the vents that feels lukewarm, or a thermostat stuck flashing aux.

Nearly half the City’s homes went up between 1980 and 1999. The pump the builder set on the pad is long gone in most of them. What’s there now is usually the second outdoor unit, and plenty of those second units went in during the 2000s, when R-22 was still the standard refrigerant. That matters only for a leak. A tired capacitor or a pitted contactor is a small part on any unit, and we replace it the same way on a 2005 pump as on a 2020 one.

Power is its own story here. The City runs its own electric department, and out on the county side your service comes from NOVEC, headquartered right in Manassas, or from Dominion, depending on the street. After any of them drops out in a storm, a heat pump often waits a few minutes before the compressor tries again, and the indoor strips carry the house meanwhile. If the outdoor fan is still dead after fifteen minutes, a surge may have taken the capacitor or the control board with it.

One more City quirk. The Load Management program puts a utility switch on enrolled central air conditioners that cycles the compressor off for part of each half hour at peak demand. If there’s a City switch box mounted near your outdoor unit, tell us when you call. A compressor resting on the City’s schedule should be ruled out before anybody chases a part.

What you’d notice

What a heat pump in trouble in Manassas usually does.

It worked until the lights blinked

A Manassas heat pump that stopped right after a storm outage and never came back usually took a hit when the power returned. The indoor blower runs, the backup strips glow, and the outdoor fan sits still. Flip the outdoor disconnect off and on once. If nothing changes, leave it and call.

Aux or emergency heat that never goes off

When the outdoor unit stops pulling its weight, the electric strips in the air handler carry the house. The house stays warm, and the bill tells you a few weeks later. A stuck contactor is a common reason, and one of the cheapest fixes on our list.

The outdoor unit is a block of ice

A little frost on a cold morning is normal, and the unit melts it off every so often by running backwards for a few minutes. Ice that builds for hours and covers the whole coil usually means the defrost board, a sensor, or low refrigerant.

Choosing who fixes it

How to pick a heat pump repair company in Manassas.

Questions worth asking anybody who comes out, us included.

  1. Do they put a meter on the capacitor, or just swap it?

A capacitor can look fine and still read weak. Ask the tech to show you the reading against the rating printed on its side. On a Manassas unit that’s been through a few outages, that one number often explains a hard start.

  2. Is the company licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Do they price the repair before they start?

Every heat pump repair on our list has a range, and you hear where yours lands before a part goes in. If someone can’t give you a number until it’s done, keep looking.

  4. Will they tell you when it’s not worth fixing?

An older heat pump with a refrigerant leak is often a bad repair. A good tech says so, with the repair price and the replacement price side by side.

Questions

Heat pump questions from Manassas.

My outdoor unit has a City Load Management switch. Does the City fix it?

The City’s program page offers a first diagnostic visit for an enrolled central air conditioner that isn’t working, and it doesn’t mention heat pumps. Call the City’s electric department first and ask. If they say the repair is yours, our diagnostic visit is $99 and the tech prices the fix before starting.

Is a 2005 heat pump in a Manassas townhouse worth fixing?

For a capacitor at $240 to $370 or a contactor at $290 to $425, usually yes. For a refrigerant leak on an R-22 unit, the math changes, since that refrigerant is no longer made. We’ll put the repair beside a replacement and let you choose.

Why does my heat pump in Manassas steam and go quiet in the cold?

That’s defrost. The unit stops the outdoor fan, runs backwards for a few minutes to melt frost off the coil, and you see steam rising. It’s normal. Ice that stays is not.

How much does heat pump repair cost in Manassas?

The diagnostic visit is $99. From our price book, a capacitor is $240 to $370, a contactor $290 to $425, and a defrost board $450 to $1,150. You get the number before we start.
