Old Town equipment hides
In an older Manassas storefront, a failing unit is often tucked in a closet or on a roof you reach through a hatch. Knowing where it is before the truck arrives saves the first hour.

How it’s priced
No two buildings are alike, so we don’t publish one number for them. More on what we cover on our commercial HVAC and refrigeration page.
Rooftop unit, split system or walk-in repair
Priced in writing at your building, before any work
Rooftop unit replacement, crane lift included
Priced per building, in writing
Spring and fall maintenance for a building
Priced per building, by the units on it
A rooftop unit replacement turns on the tonnage, the curb it sits on, and whether it goes up by crane. We look at all three before you get a number.
Maintenance is priced by the units on the building, spring for cooling and fall for heating, so the visit count matches what you actually run.
What’s different in Manassas
Manassas splits into two kinds of commercial building. Old Town has brick storefronts and restaurants that were never designed around a mechanical room, so equipment tends to hide wherever it fit: a split system in a back stockroom, a condenser on a low roof or in an alley. Out toward Route 28 and the airport, the industrial and flex buildings run bigger packaged rooftop units over warehouse space and offices.
The restaurants are where the cold side shows up. This summer a Manassas restaurant’s walk-in freezer stopped keeping temperature. The evaporator fans inside had fallen off their mounts, the coil had iced over, and the charge was low on a system old enough to predate today’s refrigerants. We wrote up the fans, the iced coil and the low charge as separate proposals, so the owner could see what was urgent and what could wait.
That job is typical for older kitchens. A fan that falls or seizes starves the coil of air, the coil ices, and the freezer then fights itself until it quits. Most of the damage is slow, so a coil and fan check on a schedule catches it long before a full walk-in of food is on the line.
Some Manassas buildings are mixed use, with offices or apartments above the shop below, and each tenant tends to be on a separate system. On a visit we map which unit serves which space first, so a call about one suite doesn’t turn into a search across the roof.
The signs
In an older Manassas storefront, a failing unit is often tucked in a closet or on a roof you reach through a hatch. Knowing where it is before the truck arrives saves the first hour.
A rooftop unit that short-cycles, trips its breaker or blows warm on a hot afternoon usually has a failing compressor, a bad capacitor or a coil choked with dirt. Caught early it’s a repair, not a crane day.
Virginia’s food code wants cold food held at 41°F or below. A walk-in drifting above that, frost on the evaporator or fans that stopped spinning means a call now, before the inventory goes.

Choosing who services it
Questions to ask anybody who bids on your building’s HVAC, us included.
In Old Town, ask whether they have worked tight rooftops, alley condensers and shared walls. Roof access and parking can shape the whole job, so ask about those before price.
On a commercial job the number should be on paper before anyone touches the unit, with the parts, labor and any crane spelled out. A time-and-materials surprise is the thing to avoid.
One company for the comfort cooling, the heat and the refrigeration means one call when something stops. Ask whether the same crew handles all three.
